Older Ranch Homes and Newer Subdivisions


Lake Dallas began as Garza, a railroad community organized in 1881, and took its present name in the 1920s after the Garza-Little Elm Reservoir was built. The town incorporated in 1965 and kept growing, from about 1,400 people in 1970 to roughly 7,700 at the 2020 census. Near the town center, many houses are older one-story ranch homes with low eaves and front porches, a shape that lights cleanly with one run along the front and a wrapped yard tree.


Subdivisions such as Thousand Oaks, Jackson Ranch and Falcon Place brought two-story brick homes on lots of roughly an eighth to a quarter acre. Those houses have stacked gables and taller garage fronts, so the design usually outlines the main peaks and the garage edge. Greenbelt and creek-view lots in Jackson Ranch add trees that look good wrapped.

Lake Dallas Streets and Subdivisions We Light

Thousand Oaks

Built in phases on streets named for oaks, Thousand Oaks has two-story and single-story brick homes on lots of about a sixth to a quarter acre. Front peaks, a lit garage edge and a wrapped yard tree make a balanced display.

Oaks at North Lakeview

A smaller subdivision with a shared entrance and homes on compact lots. A tidy roofline outline and a lit front bed suit these houses without overwhelming them.

Older streets near Main Street

What about outlets and timers?

We plug into your outdoor outlets and set timers for the hours you want. Older homes near the town center may have just one exterior outlet, and we plan the layout around it.

Can you wrap the big oaks in my yard?

Yes. We measure each oak at the design visit and cut lighting to fit the trunk and main limbs. Strands are snug but not tight, and they come off completely in January.
