QUICK ANSWER

Permanent lighting is an LED channel installed under your eaves and left up year-round. In Lake Dallas, Christmas Decor by Carruthers Decorative Lighting installs PermaLites 365, matches the channel to your trim and sets up zones for the street side and lake side. Program soft color fades for summer, Christmas scenes in December and Falcons colors for game nights.

Built Into Every Lake Dallas Install

A full system, planned around how your home is seen.

01

Two-view design approach

We look at your home from the street and, where it applies, from the water or the back fence line, then plan runs so both views look deliberate and balanced.

04

Channel matched to trim

The aluminum channel is chosen to match your fascia color and mounted tight under the roof edge, so it disappears into the trim during the day.

02

Separate lake-side zone

The rear of the house can run its own scene and timer. Keep it soft and warm for evenings on the patio while the front carries brighter holiday color.

05

App setup and scenes

We pair the PermaLites 365 app with your controller and save starter scenes, including warm white, Christmas, a patriotic look and a soft summer fade.

03

Connections sealed for lake air

Near the lake, humidity and wind are part of life. We seal connections and secure wiring under the eave, keeping everything tidy and protected from the elements.

Lake Evenings Deserve Their Own Lighting Plan

Lake Dallas is a small lakeside town on the shore of Lewisville Lake, and outdoor evenings are a big part of life here. A permanent system gives the back of the house gentle light for patios and lake views, while the front keeps its curb appeal.

Because zones run independently, you can let the lake side glow in a slow color fade on summer weekends and keep the street side warm white. In December, both can switch to a full Christmas scene with one schedule.

  • Soft light for patios and lake views

  • Independent street and water-side zones

  • Slow color fades for summer weekends

  • Full Christmas scene with one schedule

How a Lake Dallas Project Runs

01

Share your goals

Tell us your address and how you use the home, including the patio or lake side. We book a site visit at a convenient time.

02

Survey both sides

We measure front and rear rooflines, confirm trim color and power, and check how the house looks from the street and the back.

03

Plan the zones

You receive a drawing of runs and zones with a quote built from real measurements, and we adjust until it fits your routine.

04

Install and seal

Our crew installs channel and LEDs, seals connections, mounts the controller and tests every zone in turn before packing up.

05

Set your scenes

We program scenes and sunset schedules for each zone, then show you how to adjust colors and timers from your phone.

Lake Dallas and Neighboring Shoreline Towns

Lake Dallas sits in Denton County between Hickory Creek and Corinth, with I-35E along its edge and Lewisville Lake to the east. Our crews serve the whole shoreline area.

Homes near the shoreline

Properties close to Lewisville Lake are often seen from the water and from neighboring yards. We plan the rear elevation as carefully as the front, and give it a separate zone so it can stay soft and relaxed on ordinary evenings.

Main Street and downtown

Small businesses in the older part of town can outline storefronts in brand color most nights, then switch to holiday scenes on a schedule. A lit roofline helps evening customers find the door from the street. Timers can follow store hours exactly.

Falcons Friday nights

Lake Dallas High School football brings the community out on fall Fridays. Save the Falcons colors as a scene, schedule it for home games and let the house return to warm white by morning. Playoff weeks only need a date change.

Willow Grove Park area

Neighborhoods near the lakeside park see plenty of evening walkers and visitors. A clean warm white roofline adds curb appeal and light near entries, and holiday color can take over automatically from late November. Rear zones can stay dim on ordinary nights.

I-35E frontage

Commercial properties along the interstate are seen by heavy traffic every night. A crisp outline improves visibility from a distance, and we provide certificates of insurance for landlords and property managers who need them on file. Late dimming keeps energy use modest.

Permanent Versus Seasonal on the Lake

We are a Christmas Decor franchise, so we also run seasonal holiday lighting. In Lake Dallas that program is for commercial properties, HOA entrances, dealerships and municipal sites, with leased commercial-grade product we install, service, remove and store. Homes here are served with permanent lighting.

For a lake home, permanent has an extra benefit: the back of the house gets used all summer, and a permanent system lights it for every season, not just December.

  • Seasonal: holiday-only displays for commercial sites

  • Permanent: lake homes lit in every season

  • Permanent: no yearly ladder work near water

  • Seasonal: removed and stored each January

  • Both: insured, professional installation

What Drives a Lake Dallas Quote

We price from measurements and the zones you choose.

Front and rear footage

Lighting both the street and lake sides adds length. Many owners start with one side and add the other later, which the same controller and app can support.

Zone count

Separate street, lake and garage zones add controller capacity and wiring. They also let each side run its own color, brightness and timer. Most lake homes use two or three.

Rear-side access

Sloped backyards, decks and fences near the shoreline can make rear eaves harder to reach. We note access during the site visit and plan staging accordingly.

Power location

An exterior outlet near the controller keeps things simple. If power must be routed to reach the rear of the house, we include it in the plan.

Height and pitch

Two-story lake homes and steep roof sections need more staging and safety equipment than single-story eaves, which adds time on install day. We plan staging at the site visit.

Lake Dallas Permanent Lighting FAQ

Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.

Can the lake side and street side have different colors?

–

Yes. We set up separate zones, each with its own scenes and schedules. Keep the lake side soft warm white for evenings outside while the street side shows holiday color, or match both for a full Christmas display. Changing either side takes one tap.

Does lake humidity affect the system?

–

We plan for it. Connections are sealed, wiring is secured under the eave and the channel sits sheltered from direct weather. If anything ever stops working, call our office and we schedule a service visit on the system we installed.

Can people see the track during the day?

–

Very little. The channel matches your trim and mounts tight under the roof edge, so from the street or the water it reads as part of the fascia. It only stands out once the lights come on. We bring finish samples to compare.

What colors and effects are available?

–

PermaLites 365 offers a wide range of colors plus effects like twinkle, chase and slow fades. Save as many scenes as you like and schedule them for holidays, game nights, birthdays or summer weekends on the lake. Family members can share control.

Does it hold up to storms?

–

North Texas brings hail, wind, 100-degree heat and occasional ice, and lakeside homes feel the wind more. The channel sits under the eave, away from direct impact, and wiring is secured. Call our office if storm damage ever occurs. Sealed connections help too.

Will installation damage my roof or gutters?

–

No shingles are pierced. The channel fastens along the fascia under the roof edge, and wiring stays out of gutters so water drains normally. If you reroof later, call us first so we can plan removal and reinstallation. Nothing is attached to the shingles themselves.

Why permanent instead of seasonal lights for my home?

–

In Lake Dallas, our seasonal service is for commercial properties, HOA entrances and municipal displays, so homes are served with permanent systems. You get one install, no yearly setup or storage, and lighting for every season. No storage bins in the garage either.

Do you install on businesses near I-35E?

–

Yes. Permanent edge lighting suits retail, restaurants and offices along the interstate and downtown. We program brand colors and holiday scenes, schedule work around business hours and provide certificates of insurance on request. Brand colors can run every night between holiday seasons.

How early should I book for the holidays?

–

Fall is the busiest stretch for lighting crews. If you want lights running by Thanksgiving, reach out in late summer or early fall so there is time for the site visit, zone planning and install. Earlier requests get more choice of install dates.
