Permanent color facade lighting on a commercial building
Professionally installed Christmas lights on a home roofline at night

QUICK ANSWER

Permanent lighting in Dallas is a low-profile LED track fastened along a roofline or building edge and color-matched to the trim. It stays up year-round and runs from the PermaLites 365 app, with any color, motion effects and timers. Christmas Decor by Carruthers Decorative Lighting, part of a Dallas family business founded in 1978, designs and installs it citywide.

What Dallas Properties Do With It

Homes, storefronts and offices all get more than one season from a single install.

01

December on demand

Pick a holiday preset and the roofline is ready the same evening. There are no bulbs to replace, no clips to buy and no cold weekend spent on the roof each November.

04

Light where you need it

Brighter white over doors, walkways and the garage helps when you get home late, makes package drop-offs easier to see and keeps the home looking occupied when you travel.

02

Game nights across town

Save scenes for the Cowboys, Mavericks, Stars and Rangers, then trigger the right one from your phone. Playoff runs and home openers stop being a ladder job.

05

State Fair and big weekends

Fair season, Pride, the Fourth and New Year's Eve each get a saved scene. Businesses near Fair Park and the Cotton Bowl can match the mood of the city.

03

Brand colors for business

Restaurants, retail and offices can run brand colors every night and switch to a holiday or event scene without a crew visit. The building stays recognizable from the road after dark.

06

Every holiday you keep

Easter pastels, Diwali gold, Lunar New Year red, Hanukkah blue and white: any color you choose can be saved as a scene and scheduled for the dates that matter to your family.

One City, Many Building Styles

Dallas asks a lot of a lighting designer. Tudor and Craftsman homes in Lakewood and the M Streets have steep gables and decorative trim. Preston Hollow estates have long ridgelines and stone. Uptown townhomes are tall and tight, and Bishop Arts storefronts are low with parapets and awnings.

We do not force one layout onto every property. Each design starts with how the building reads from the street at night, which edges carry the shape, and which should stay dark.

  • Steep Tudor and Craftsman gables

  • Long estate ridgelines and stone fronts

  • Tall, narrow Uptown townhomes

  • Parapets, awnings and storefront edges

  • Office canopies and porte-cocheres

From Visit to First Scene

01

Talk through goals

Holiday color only, nightly accent light, team scenes, security white over the driveway, or all of it. Your answer shapes the design.

02

Draw the layout

You get a plan showing which lines we light, where the zones split and where the controller and power source will sit.

03

Written proposal

You receive a layout and proposal built from footage, roof height and controller needs, with each cost factor explained plainly.

04

Clean install

The track goes in along the roof edge and is tested run by run, with the controller placed where it is easy to reach.

05

Hand over the app

We load your first scenes, set a dusk schedule and show you how to change colors from your phone in seconds.

Dallas Neighborhoods and Districts We Serve

We cover the whole city from our northwest Dallas office. A few areas where permanent lighting fits especially well:

Preston Hollow and Bluffview

Large lots, long drives and layered rooflines call for a selective design. We usually outline the main ridges, front gables and entry in warm white, then save color scenes for the holidays and family events. Gate columns and drive edges can join later as added runs.

Lake Highlands and White Rock

Mid-century ranch homes and newer two-stories around White Rock Lake mix low eaves with tall gables. Zones let you light the front for guests while the back stays soft and dim. Homes near the lake often add a soft scene for patio evenings and weekend gatherings.

Deep Ellum and Bishop Arts

Storefronts in these walkable districts compete for attention after dark. A permanent outline in brand colors, switched to holiday scenes in December, keeps a shop visible without a seasonal crew blocking the sidewalk. Murals and signage stay the focus while the outline frames them.

Lakewood and the M Streets

Historic Tudor and Craftsman homes have steep peaks, dormers and painted trim. We match the track to those trim colors closely and route runs so original details stay the focus in daylight. Porch lines on bungalows often carry the look on their own, without lighting every gable.

Uptown and the Design District

Townhomes, restaurants and showrooms can use permanent lighting for brand color and evening presence. Tall buildings need an insured crew and careful access planning, both of which we bring to every commercial job. Showrooms can program scenes for launches and evening events.

Northwest Dallas near our office

Businesses along Stemmons, Royal Lane and the Love Field area are minutes from Goodnight Lane. Short drive times mean quicker design visits and easier service calls after the system is in. Warehouses and showrooms here can light docks, entries and building edges in one coordinated plan.

Permanent vs. Seasonal for Dallas Properties

Our holiday lighting division serves Dallas commercial properties and HOAs every season: custom design, leased commercial-grade LED product, installation, in-season service, removal and storage. That is the right call for a big December display with wreaths, garland and lit trees.

Permanent lighting suits a different goal. It stays installed, lights the building every night of the year and handles every holiday from the app. Homeowners in Dallas choose it to skip yearly installs, and many commercial clients pair it with seasonal décor.

  • Permanent: installed once, used every night

  • Permanent: homes, offices, retail and churches

  • Seasonal: Dallas commercial and HOA displays

  • Seasonal: removal and storage handled for you

  • Pair both for a full December look

Cost Factors for a Dallas Install

We don't publish a flat rate because no two rooflines match. These are the factors we measure.

How many feet of edge

We build every proposal from measured footage, never a guess. Lighting only the street-facing roofline keeps scope tight, while a full wraparound outline adds track, connections and crew hours.

Mounting surface

Wood fascia, metal trim, stucco and stone each mount differently. Commercial facades, parapets and canopy edges often need their own approach, which we plan during the walk-through.

Stories and roof pitch

Two-story eaves and steep pitches take more setup, more safety equipment and more crew time than a single-story ranch with gentle slopes, so height shows up directly in the proposal.

Room to grow

If you think you may want more runs later, tell us during the first visit. We size the controller and layout so new sections tie in cleanly when you are ready to add them.

Zones and controllers

One zone is the simplest system. Splitting the home so different sides can run different scenes takes more planning and hardware, and we explain the tradeoff before you decide.

Dallas Permanent Lighting Questions

Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.

Do you install permanent lighting on Dallas homes?

–

Yes. Our Christmas lighting service in Dallas is limited to commercial properties and HOAs, but permanent lighting is available for homes anywhere in the city. Many Dallas homeowners choose it so they never need a seasonal install again. Design visits are free to schedule.

Can you light a multi-story commercial building?

–

Often, yes. Height, access and attachment surfaces all factor in, so we review the building on a site visit. Our crew carries liability insurance and workers' compensation, and certificates of insurance are available for property managers and building owners. We plan access around tenants.

Can a restaurant or shop run lights on a schedule?

–

Yes. The PermaLites 365 app sets on and off times and saves scenes, so a restaurant can light up at dusk, switch to a holiday look on a chosen date and turn off at closing without anyone touching a switch.

Will the system be noticeable in daylight?

–

We choose a track color that blends with your trim and keep the mount close to the edge of the roof. In daylight it is subtle and tidy, which is one of the main reasons owners pick permanent lighting over seasonal clips and strands.

Does my HOA need to approve permanent lights?

–

Many associations ask homeowners to submit exterior changes before work starts. We give you a written description of the system and the track color to attach to your request, and we are glad to answer questions from the board or management company.

Where does the controller plug in?

–

We place the controller near an existing outlet whenever we can, usually in the garage or beside an exterior outlet. Power location is part of the design visit, and any extra routing is spelled out in the proposal before anything is scheduled.

How long does installation take?

–

It depends on footage, roof height and the number of zones. A single-story home with a simple roofline moves quickly, while large or complex homes take longer. Your proposal includes the expected schedule, so you can plan around it, and the crew confirms timing the day before they arrive.

Does installation harm my roof or gutters?

–

The track mounts along the fascia or roof edge rather than across the shingles. We review mounting points with you during the design visit so you know exactly where hardware goes before the crew arrives, and we can answer any roofing questions then.

Can I add more runs later?

–

Yes. Many owners start with the front elevation and add sides, a back patio or a detached garage later. If you mention that during the first visit, we lay out phase one so additions tie in cleanly and the controller has room to grow.

Can I combine permanent lights with seasonal décor?

–

Yes. For businesses and HOAs where we also install holiday décor, a permanent roofline pairs well with seasonal wreaths, garland and lit trees. You simply set the roofline color in the app to match each year's décor theme.
