Inside the Dallas city limits, an association can be a walled community with attended gates, an open neighborhood whose HOA maintains a few landscaped corners, or a single tower on Turtle Creek Boulevard. Each one owns different ground, and holiday lighting has to start from that fact.
Christmas Decor by Carruthers Decorative Lighting provides holiday lighting for Dallas HOAs, neighborhood associations, townhome associations and condominium associations. The service covers design, leased commercial-grade LED lighting cut to the property, installation, in-season maintenance, removal beginning in early January and climate-controlled storage. For every association the steps are the same: a site walk, a written proposal with a design map organized by location, a certificate of insurance to the management company on request and installation scheduled with the manager. We do not light individual houses in Dallas.

Gated Enclaves, Open Neighborhoods and High-Rise Associations: The Dallas Patterns
Walled, gated communities have the most to light. Lake Forest covers more than 170 acres at Forest Lane and Hillcrest Road, with White Rock Creek on its east side. Its community association describes four attended gates, a perimeter wall of Texas limestone and wrought iron, lakes and waterfalls, and the developer's summary lists 350 home sites and 68 acres of common area. Glen Abbey, in far north Dallas near the Dallas North Tollway and Keller Springs Road, is a guarded and gated neighborhood of about 200 homes bordered by White Rock Creek. In communities like these each gatehouse is its own location on the design map, and the board decides whether all gates are treated equally or one is the showpiece.
Open neighborhoods light corners, not gates. The Prestonwood Homeowners Association in north Dallas lists five landscaped areas it maintains at neighborhood entrances: Preston and Arapaho, Ranchita and Arapaho, Goldencreek and Arapaho, Nedra Way and Arapaho, and Amberwood and Davenport, each with an entrance sign, planter or wall. That is a common Dallas pattern, with several small corners spread around the perimeter. A consistent treatment at every corner, sized to the sign, does more than a large display at one.
The Bent Tree area shows how many associations can share one name. The Dallas Morning News places it between Frankford Road, Keller Springs Road, White Rock Creek and the Dallas North Tollway, with subdivisions that include Bent Tree, Bent Tree Royal, Bent Tree Fairways and Bent Tree Village around Bent Tree Country Club on Westgrove Drive. Each subdivision makes its own decision, so we write proposals for one association at a time.
High-rise and townhome associations work at the scale of a front door. On Turtle Creek Boulevard, The Claridge has 91 residences in 18 stories, and 3525 Turtle Creek, a 22-story modernist tower from 1957, has 93. For buildings like these the scope is the entry drive, the canopy over the door, the trees along the street frontage and decor such as wreaths, garlands and a tree at the lobby entrance. Townhome associations usually add a gate and a shared courtyard.
Ownership needs checking at Dallas entrances. Prestonwood's own page notes that the City of Dallas mows designated floodplain areas inside the neighborhood, and in Lake Highlands, public improvement districts have paid for median work and a gateway at Skillman Street and Abrams Road. A sign corner may belong to the association, the city or a district. We confirm that on the site walk before a location goes into the proposal.

Dallas HOA Holiday Lighting FAQs
Our Dallas neighborhood has several small entrance signs instead of one main gate. How do you handle that?
Each sign corner is measured and listed separately in the proposal, with the same design at every one. The board can approve all of them or begin with the corners on the busiest streets. Before a corner is included, we confirm with the manager that the association owns or maintains that ground.
Do you install lights on individual homes in Dallas?
No. Inside Dallas we serve HOAs, neighborhood associations, townhome and condominium associations, commercial properties, car dealerships and public clients. Individual homes are served only in Plano, Frisco, Allen and Richardson. A Dallas resident can ask the board or manager to call 972-620-9560.
Can you work within a Dallas high-rise or townhome association's building rules?
Yes. Installation is scheduled with the building or community manager, including any required hours for work at the entry drive, gate or lobby approach. We provide a certificate of insurance to the management company on request, and the design map shows residents and staff exactly what will be installed and where.
When should a Dallas association board vote on holiday lighting?
Early fall. Many boards want lighting on by the week of Thanksgiving, and a monthly meeting schedule leaves little room after October. A site walk in late summer gives time for the written proposal, a committee review and a board vote before installation is scheduled with the manager.
