HOA Holiday Lighting in Southlake, TX
Southlake associations range from a 1,100-acre master plan with its own country club to a single street with one stone monument. Christmas Decor by Carruthers Decorative Lighting designs, installs, maintains, removes and stores holiday lighting for the common areas those associations own: entrances, monument signs, clubhouses, pool buildings, ponds and the trees around them.
Most of the city's planned neighborhoods sit along a few corridors. Southlake Boulevard, FM 1709, runs east to west through the middle of town. State Highway 114 crosses the north side. Byron Nelson Parkway and Continental Boulevard carry traffic through the southern neighborhoods. An entrance on any of those roads is seen every day by drivers who do not live behind it, which is why boards here tend to put the front monument first in the budget.
The lighting is leased, commercial-grade LED, cut to fit each wall and roofline. The association buys nothing and stores nothing. Our Southlake service covers association common areas, not individual houses.

From Timarron's 17 Neighborhoods to a Single Monument: How Southlake Communities Are Lit
Timarron shows how many separate locations one Southlake association can have. The Timarron Owners Association describes 1,551 single-family homes on about 1,100 acres, arranged in 17 neighborhoods, 15 in Southlake and two in Colleyville. It runs two clubhouses, Bent Creek on Bent Creek Drive and Wentwood on Wentwood Drive, each with a pool, and its amenity list includes gazebos in Crescent Royale and a wisteria arbor at Byron Nelson Parkway and Villa Promenade. Timarron Country Club is on Byron Nelson Parkway. A lighting plan for a place like that is organized by location, so the board can see each neighborhood entrance, each clubhouse and each feature as its own line.
Carillon is laid out differently. The 285-acre development occupies the northeast corner of State Highway 114 and White Chapel Boulevard, with roughly 400 home sites, lakes and 68 acres of parks and green space linked by walking trails. In a community built around open space, wrapped trees at the entrances and lighting near the water usually do more than a heavy display on one sign.
Mid-sized Southlake subdivisions usually have one main entrance and one amenity building. Stone Lakes, south of FM 1709, has more than 300 homes with a clubhouse, pool, tennis courts and a lake. South Ridge Lakes has about 290 homes with a clubhouse, community pool and private pond. Estes Park, in north Southlake, has about 170 homes with neighborhood parks and walking trails. For associations of this size the typical scope is the monument walls and columns, the trees and beds beside them, the clubhouse roofline and a wreath or garland at the clubhouse door.
Ponds deserve a place in the plan. The City of Southlake's guidance for HOAs states that associations are responsible for the detention and retention ponds built as part of their developments. Since the association already owns and maintains that ground, trees along the bank are a practical location for lighting where power is available. We check outlets, timers and irrigation controllers at every location during the site walk.
Boards should work back from the city's own season. Southlake's Home for the Holidays tree lighting at Southlake Town Square takes place in the second half of November, and many residents expect neighborhood entrances to be lit around the same time. That means a site walk in late summer or early fall, a written proposal with a design map for the next board meeting, and an installation date agreed with the manager. Removal begins in early January.

Southlake HOA Holiday Lighting FAQs
Do you install Christmas lights on individual homes in Southlake?
No. In Southlake we work for associations and commercial clients, lighting common areas such as entrances, clubhouses and medians. Residential installation is offered only in Plano, Frisco, Allen and Richardson. A Southlake resident who wants the neighborhood entrance lit can give our number, 972-620-9560, to the board or the management company.
Our Southlake community has several neighborhood entrances. Do we have to light all of them in the first year?
No. The proposal is written by location, so a board can approve the main entrance and clubhouse first and add secondary entrances in later seasons. Large Southlake communities with many separately named neighborhoods often need to phase the work. Because the lighting is leased, added locations do not create anything for the association to store.
When should a Southlake board approve holiday lighting?
Plan on a decision by early fall. Southlake's tree lighting at Town Square falls in the second half of November, and a board that wants entrances lit by then needs a site walk, a written proposal and at least one board meeting before installation is scheduled. Requests made in late summer leave the most installation dates open.
Can you send a certificate of insurance to our management company?
Yes. We carry liability insurance and workers' compensation, and we send a certificate of insurance to the management company or the board on request. Ask for it with the proposal so it is in the association's file before the installation date is set with the manager.
