HOA Holiday Lighting in Grapevine, TX
In Grapevine, a neighborhood entrance is judged against Main Street. The city bills itself as the Christmas Capital of Texas, and residents drive home each evening past a downtown that has been decorated for weeks. A dark monument sign at the front of the subdivision stands out more here than it would almost anywhere else in Dallas-Fort Worth.
Christmas Decor by Carruthers Decorative Lighting lights the common areas of Grapevine associations: entry monuments and walls, the trees and beds around them, pool buildings, clubhouses and pavilions the association owns. Grapevine's neighborhoods are not all organized the same way, and that affects how lighting gets approved and paid for. The sections below explain the differences. Our Grapevine service does not include individual homes.

Voluntary Associations, Mandatory HOAs and Patio-Home Communities in Grapevine
Not every Grapevine neighborhood group is a mandatory HOA. Glade Crossing, in southeast Grapevine, has about 550 homes across four neighborhoods with neighborhood parks and a community pool, according to Community Impact. Its organization, the Glade Crossing Neighborhood Association, states that it is a voluntary organization with voluntary dues, not an HOA. A voluntary group can still contract for entrance lighting, but its budget depends on member contributions, so a scope that can be phased by location is useful.
Mandatory associations near the lake have more defined common areas. Lakeside Estates has 269 homes near Grapevine Lake, built in phases around the turn of the 2000s, and its HOA is professionally managed. The association's website identifies Pickering Park as the place where neighborhood events are held. For a community like this the plan usually covers the entry monuments and the trees beside them, with a gathering spot such as a neighborhood park added if the association controls it and power is available.
Patio-home communities bring a clubhouse into the plan. Stone Bridge Oaks is a patio-home community begun in 2010 where the association's dues cover landscaping, exterior and common-area maintenance and a clubhouse. Because the association already maintains the fronts of the homes, a board in a community like this may want consistent greenery along shared frontage as well as lighting at the clubhouse door and roofline.
Ownership of the ground matters everywhere in Grapevine. Other associations in the city include Silver Lake Estates and Villas, Linkside at Grapevine near Grapevine Lake and the Townhomes of Westgate, and each has its own mix of private and public land. Glade Crossing Park, for example, belongs to the Grapevine Parks and Recreation Department, not to the neighborhood. We light what the association owns or controls, and the site walk is where we confirm which walls, beds and trees those are.
The city's season starts in late November. Carol of Lights opens the downtown celebration, and the Parade of Lights follows in early December with more than 100 lighted floats and marching bands. Boards that want their entrance on by the time downtown is lit should ask for a site walk in early fall. We send a written proposal with a design map and provide a certificate of insurance to the management company on request.

Our Grapevine neighborhood association is voluntary. Can we still hire you?
Yes. A voluntary neighborhood association can contract for entrance lighting the same way a mandatory HOA does. Because voluntary groups rely on member dues, we write the proposal by location so the group can approve only the main entrance in the first season and add more later.
Do you install Christmas lights on homes in Grapevine?
No. Residential installation is offered only in Plano, Frisco, Allen and Richardson. In Grapevine we serve associations, commercial properties, car dealerships and municipal clients. Residents can share our number, 972-620-9560, with their board or neighborhood association for a common-area proposal.
Can you light a park or pavilion inside our Grapevine neighborhood?
Only if the association owns or controls it. Some parks inside Grapevine neighborhoods belong to the city's Parks and Recreation Department, and those are not the association's to decorate without the city's approval. On the site walk we confirm ownership of each location before it goes on the design map.
When do Grapevine associations need to decide?
Early fall is the practical deadline. Grapevine's downtown season opens in late November, and most boards want the entrance lit by then. A site walk, a written proposal and one board or membership meeting all need to happen before the manager and our office can set an installation date.
