Inside Every Grapevine Project
Here is what you can expect from the first visit through the final walkthrough.
01
Design that respects architecture
Historic cottages near Main Street, lake homes and newer two-stories all call for different placement. We plan runs around the lines of your building rather than outlining every edge.
04
Everyday accent setting
A soft white schedule at dusk gives the house curb appeal and light at entries and driveways, every night of the year, with no timer to babysit.
02
Discreet daytime look
The channel is matched to your trim and set tight under the eave. In daylight it disappears into the fascia, which matters on older homes with painted wood detail.
05
Zone control by elevation
Street side, backyard and garage can run separately. Keep the patio warm and low for evenings outside while the front shows the full holiday scene.
03
Holiday scenes preloaded
Before we leave, we save Christmas scenes in classic warm white and in color, so your home is ready the moment Grapevine's season kicks off in November.
06
Clean controller placement
The controller is mounted in a protected spot near power, and wiring is routed neatly so nothing hangs from gutters or crosses the yard. Everything stays easy to reach for service.

Built for a Town That Takes Christmas Seriously
Grapevine fills with visitors every holiday season, and homes and shops along the way are part of the experience. A permanent system means your lights are up, straight and working on day one of the season, without a November weekend lost to ladders and clips.
Then the system keeps going. Spring evenings, the Fourth of July, Halloween and GrapeFest weekend each get their own scene, and warm white runs on ordinary nights. The same channel does it all from one app.

Grapevine Install, Step by Step
01
Tell us your goals
Call or send a request with your address and what you want lit. We ask how you plan to use the lights through the year.
02
Walk the property
We measure every run, note trim color and finish, find power and look at the home from the street, as visitors will.
03
Review the layout
You see a drawing of runs and zones with a quote from real measurements. We adjust placement until it suits the architecture.
04
Install day
Our crew installs channel and LEDs, routes wiring, mounts the controller and tests every zone before packing up.
05
Scenes and schedules
We set up the app, save holiday and everyday scenes and build a sunset timer so the lights run themselves.
Grapevine Places We Design Around
Grapevine sits at the north edge of DFW Airport with Lake Grapevine to the north and Colleyville and Southlake next door. Its mix of historic and newer property makes design choices matter.
Historic Main Street
Shops, tasting rooms and restaurants in the downtown district draw crowds all season. A discreet permanent outline traces storefront edges in brand color most nights, then switches to holiday scenes automatically when the Christmas Capital season begins. Daytime shoppers barely notice the channel at all.
Lake Grapevine neighborhoods
Larger homes near the lake are seen from the street and from the water side. We plan a separate rear zone so the back of the house can glow softly while the front carries the full holiday show. Each side keeps its own timer.
Mustang game nights
Grapevine High football Fridays are a natural fit for a saved school-color scene. Schedule it for home games through the fall, and let the lights return to warm white the next morning without opening the app. Playoff weeks only need a quick date edit.
Homes near downtown
Older cottages and bungalows near the historic district have painted trim and smaller eaves. Warm white and careful placement suit them better than heavy color, and we choose channel finish to keep the woodwork the star. Bright color can still come out for Christmas week.
SH-114 and Grapevine Mills
Restaurants and retail near the mall and along SH-114 and SH-121 are seen by heavy traffic every evening. Permanent edges in brand color improve visibility, and holiday scenes can run on a set schedule each season. Dimming late at night keeps energy use reasonable.
How Permanent Compares to Our Seasonal Displays
We design and install both. Our seasonal program in Grapevine serves commercial properties, HOA entrances, dealerships, hotels and large venues: custom design, leased commercial-grade product, in-season service calls, removal and storage. For homes in Grapevine, permanent lighting is what we offer.
For a Main Street business, the two can work together. Permanent channel handles rooflines all year, and seasonal décor like wreaths and garland adds texture for the holidays.
Seasonal: full holiday display, then removed
Permanent: installed once, lit for any date
Businesses can pair channel with seasonal décor
Homes here are served with permanent systems
One insured crew handles both programs

Grapevine Cost Factors
Every quote is built from your property; these details shape it most.
Feet of roofline lit
More measured length means more channel and LED. Many owners light the street-facing elevation first and add the rear or garage later as a second phase.
Zone count
Each independent zone adds controller capacity and wiring. More zones cost more but let the patio, garage and front run separate colors and timers. Most homes need two or three.
Height and access
Two-story eaves, steep pitches and tight side yards need more staging and time. A single-story cottage near downtown is usually a quicker install. We plan staging during the site visit.
Commercial requirements
Storefronts may need work outside business hours, lift access or landlord sign-off. We plan around those needs and provide certificates of insurance on request. Timing is agreed before scheduling.
Architectural detail
Gables, dormers, porches and decorative trim add cuts, corners and fittings. Simple straight eaves take fewer parts and less labor than a detailed facade. We price only the edges you choose to light.

Grapevine Permanent Lighting Questions
Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.
Can permanent lights look like classic Christmas lights?
–
Yes. Save a warm white scene that mimics classic incandescent glow, or a red, green and white pattern for a traditional look. Many Grapevine owners keep a classic scene for December and use color the rest of the year. Switching takes a single tap.
Will the track look out of place on an older home?
–
We choose a channel finish that matches your trim and keep runs to the lines that suit the architecture. On historic cottages that often means fewer runs and warm white light, which flatters painted woodwork rather than competing with it.
When should I book to be lit for the holiday season?
–
Grapevine's season starts early, and fall is busy for every lighting crew. Reach out in late summer or early fall so there is time for the site visit, layout review and install before November. Earlier requests get more flexibility on install dates and design changes.
Can I control the lights while traveling?
–
Yes. The PermaLites 365 app works from your phone wherever you are. Schedules run on their own, and you can switch scenes, adjust brightness or turn everything off remotely if plans change. Several family members can share control from their own phones too.
Do you light businesses on Main Street?
–
Yes. Permanent edge lighting suits shops, restaurants and tasting rooms. We plan runs along storefront edges, program brand colors and holiday scenes, work around business hours and provide certificates of insurance for landlords and property managers. Brand colors can run year-round between holiday seasons.
Is permanent lighting energy efficient?
–
LEDs use a small fraction of the power of old incandescent strands, and you can dim them or limit hours with a schedule. A warm white setting from dusk to late evening is light on energy use all year. Schedules also prevent lights burning by accident.
What if one section stops working?
–
Call our office at 972-620-9560 during business hours. We troubleshoot by phone first, and if the problem is in the hardware we schedule a service call to repair the affected section of the system we installed. Most app questions are solved on that first call.
Can I still add wreaths or garland?
–
Yes. Permanent channel handles the roofline, and seasonal décor like wreaths and garland can be added for the holidays. For businesses, our commercial décor program can install and remove those pieces each season. Homeowners can add their own wreaths anytime.
Does it damage the roof?
–
No shingles are pierced. The channel fastens along the fascia under the roof edge and wiring stays out of gutters. If you reroof later, call us beforehand so we can plan removal and reinstallation of the affected runs. Gutter cleaning carries on as normal.
