HOA Holiday Lighting in Colleyville, TX

Colleyville is a city of small associations. Many of its subdivisions have fewer than 400 homes, one or two entrances and a pond, park or greenbelt in the middle, run by a volunteer board that also handles the landscaping contract and the annual meeting. Holiday lighting for a community like that has to be simple to approve and simple to live with.

Christmas Decor by Carruthers Decorative Lighting is set up for that. We walk the entrance with a board member or the manager, measure the walls, columns and trees, and send a written proposal with a design map. The lighting is leased, commercial-grade LED, custom-cut to the monument. We install it, maintain it through the season, begin removal in early January and store it in a climate-controlled facility.

This page covers association common areas in Colleyville. We do not install lighting on individual Colleyville houses.

Gated Enclaves, Greenbelt Subdivisions and What Each Kind of Colleyville Entrance Needs

Gated communities concentrate everything at one point. Montclair Parc has about 74 homes behind a guard-gated entrance, with a central park and four tiered lakes, according to Community Impact. Lakewood Estates has about 76 homes, a gated entrance, perimeter fencing and a park and pond. In communities like these the gatehouse, the gate columns and the walls on either side are the display. Roofline lighting on the gatehouse, wreaths on the columns and wrapped trees along the approach give every resident and guest the same view on the way in.

Greenbelt subdivisions spread out more. Highland Meadows, north of Hall-Johnson Road and west of Pool Road, has an estimated 369 homes with a greenbelt and jogging and bike paths, and it adjoins Ross Downs. Brook Meadows, southwest of Glade Road and Pool Road, has about 252 homes with a greenbelt, park, trails and a small private lake. In neighborhoods like these the monument sign and the trees behind it are what most passing drivers see, so that is where the lighting goes first.

Some Colleyville associations have a building to light. Remington Park, with about 115 homes, has a clubhouse, park, playground and pond. A clubhouse gives a board a second focal point: an outlined roofline, garland at the door and a lit tree or two beside the pond.

Part of Timarron lies in Colleyville. The Timarron Owners Association counts two of its 17 neighborhoods in the city, and its amenity list includes courts on Stilton Court, a playground on Balmoral Drive and a pond overlook on Thames Trail, all with Colleyville addresses. An association that straddles a city line is handled under one proposal.

The city's own season opens early. Colleyville holds its Christmas tree lighting on the plaza at City Hall in the second half of November. A board that wants its entrance lit by then should request a site walk in late summer, allow one board meeting for the vote and let the manager set the installation date. Small boards can also phase the work, starting with the main entrance and adding a second entrance or the pond in a later season.

Colleyville HOA Holiday Lighting FAQs

Is a Colleyville subdivision with one entrance and under 100 homes too small for your service?

No. A single gated or monument entrance is a complete project. The board still receives a site walk, a written proposal with a design map and a certificate of insurance on request. Because the lighting is leased and stored by us, a small association does not need storage space or volunteers to put it up.

Can you light a guard house and gate without interfering with access?

Yes. Lighting is fitted to the gatehouse roofline, columns and walls and kept clear of gate arms, sensors and keypads. Installation is scheduled with the manager so residents and guests can still enter, and the design map shows where every run and power connection goes before work starts.

Do you install on individual homes in Colleyville?

No. Residential installation is offered only in Plano, Frisco, Allen and Richardson. In Colleyville we light association common areas, commercial properties, car dealerships and city sites. Homeowners who would like their neighborhood entrance lit can share 972-620-9560 with the board.

Who fixes the lighting if a section goes out in December?

We do. In-season maintenance is included in the contract, and service is usually completed within 24 to 48 hours of a call from a board member or the manager. The lighting is leased from us, so repair and replacement of that material stay our responsibility, not the association's.
