Built for Mid-Cities Properties
Every Bedford agreement bundles the full season into a single service.
01
Mature trees, fully wrapped
Bedford's grown shade trees are an asset. We wrap trunks and reach into the canopy so a familiar campus looks different the moment December arrives.
04
Dealer-ready lighting packages
For dealerships on Airport Freeway we outline buildings, light entry features and add a tree or oversized ornaments by the showroom glass. Lot rows stay open during the work.
02
Long, clean rooflines
Office and medical buildings often have long, straight eaves and parapets. A steady line of warm white LED gives them a crisp outline from the parking lot and the street.
05
Season maintenance is included
Service calls during the season are part of the agreement. If a section fails, we send a crew to restore it so tenants and patients never notice.
03
Lease, not purchase
We supply the product, cut to fit your building, and keep ownership of it. That keeps holiday lighting a predictable seasonal line in your operating budget.
06
Removal and storage
In the new year the crew takes down every strand, packs it by property and stores it until the next install, so your staff never has to.

Airport Freeway Visibility
State Highway 183, which locals call Airport Freeway, and State Highway 121 carry much of the traffic between Dallas and Fort Worth right through Bedford. Offices, hotels, medical buildings and dealerships along those roads are seen by thousands of commuters every evening.
Freeway lighting has to be bold and simple. We outline the building shape, light the main entrance and place large décor where drivers can catch it at a glance instead of crowding the facade with detail.
Building outlines readable at highway speed
Lit entry canopies and porte-cocheres
Tall wrapped trees near the frontage road
Oversized ornaments beside showroom glass
Signs framed and kept fully legible

Five Steps for a Bedford Display
01
Site walk
We tour the property with you, measure rooflines and trees, and note entrances, outlets and the views from the street.
02
Proposal and map
You get a written proposal with a design map, so a board or owner can see exactly what is included before voting.
03
Paperwork handled
We send a certificate of insurance to your management company and confirm install dates that avoid your busiest hours.
04
Season-long care
During the holidays our crews respond to service calls and keep every run lit through New Year's Day.
05
Takedown and storage
After the holidays we remove the display, pack it for your property and store it until next season.
Bedford Areas We Serve
Bedford is a compact Tarrant County city, and most holiday lighting lands in a few clear places.
Bedford Commons
The city's central redevelopment area is planned as a gathering place. Properties around it suit pedestrian-scale lighting: wrapped street trees, lit storefront edges, wreaths and garland that look good up close and in photos shared by visitors. Plazas can add a commercial tree.
SH 121 office and retail
Retail centers and office buildings along State Highway 121 compete with the freeway for attention. Roofline outlines, lit monument signs and wrapped parking-island trees help a center stand out during the busy shopping weeks of the season. Tenants share one design map.
Brookwood Hills, Durango Ridge, Woodfield
Smaller associations with compact entrances and, in some cases, a shared pool or clubhouse. A modest plan with lit signs and wrapped trees gives residents a finished look while keeping the board's seasonal budget easy to approve. Pool houses can be added later.
Medical campuses
Texas Health Resources is Bedford's top employer, and medical and professional offices fill the surrounding blocks. Clean entry lighting and lobby trees give patients and staff a calm, welcoming arrival without distracting from wayfinding signs. Installs are timed outside clinic hours.
Bedford Estates and Bedford Parc
These established associations have entry signs and perimeter walls the HOA maintains. We outline the walls, wrap common-area trees and add wreaths to the columns, keeping every piece on association property and off private lots. Mature trees carry most of the look.
Lobbies and Waiting Rooms
Many Bedford properties welcome people indoors as much as outdoors. A medical lobby, a hotel front desk or an office reception area is where visitors spend real time during the holidays.
Our commercial décor service covers lobby Christmas trees, wreaths on glass doors, garland on reception desks and holiday planters by the elevators. The exterior lighting and interior décor can share one proposal and one install visit, so a property manager coordinates a single crew.

Planters at elevators and entrances
Matching décor inside and out

Bedford Pricing Factors
No two Bedford properties are measured the same way, so these are the inputs behind each proposal.
Footage of eaves and parapets
Most of the product count comes from the length of the lines we light. A long medical office or dealership building adds up faster than a small retail pad.
Install windows
Dealership lots and busy medical entrances may need early-morning or after-hours work. Scheduling needs are built into the proposal from the start. That rarely changes the product cost.
Tree height and canopy
Bedford's mature trees are worth wrapping, but taller canopies take more product and time and may require a lift for safe access. Each tree is measured on the site walk.
Multiple buildings
Owners with several Bedford or Mid-Cities properties can combine them in one agreement with one point of contact for the whole season. Each site keeps its own design map.
Interior décor scope
Lobby trees, wreaths, garland and planters are quoted by size and quantity, apart from the exterior lighting, so you can choose the mix you need.

Bedford Holiday Lighting Questions
Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.
Do you hang Christmas lights on houses in Bedford?
–
No. In Bedford we light commercial properties, dealerships, HOA common areas and city sites. Residential installation is available only in Plano, Frisco, Allen and Richardson. HOA boards can still light entrances, walls and shared trees under our commercial program. Nothing is placed on private lots.
Can you light a dealership without blocking the lot?
–
Yes. Crews work around your business hours and route lighting so inventory rows, the service drive and customer parking stay open. Showroom outlines and freeway-facing décor are planned so they never interfere with sales traffic. Dealer groups can bundle several stores into one agreement.
Do you work with medical buildings?
–
Yes. Medical and professional offices are a natural fit in Bedford. We keep entrances clear, keep wayfinding signs readable and schedule work outside patient hours. Lobby trees and wreaths can be added through our commercial décor service. Patients see a warm entrance, nothing more.
Will you send a certificate of insurance to our property manager?
–
Yes. We carry liability insurance and workers' compensation and can issue a certificate of insurance to your management company, landlord or HOA before installation begins. Let us know who should be named, and we can send copies to more than one recipient, such as an owner and a manager.
Do we own the lights at the end of the season?
–
No. The lighting is leased. We supply commercial-grade LED product cut to your building, maintain it in season, take it down and store it. You never handle storage or replacement of worn strands. It is one predictable seasonal line item.
When should our HOA approve a design?
–
Early fall is ideal. Bedford's Christmas in the Park celebration marks the start of the season, and associations approved by then have the widest choice of install dates. Late summer site walks fit most board calendars well. Earlier approval also helps with tree wraps.
Can our display include wrapped trees in common areas?
–
Yes. Wrapping mature trees is one of the most effective ways to light an established Bedford community. We measure each tree during the site walk so the product is cut to fit the trunk and canopy. Taller canopies may need a lift.
How do service calls work?
–
Call our office Monday through Friday from 8am to 5pm and describe what is out. In-season maintenance is included, so we schedule a crew to repair it and bring the display back to full strength. Note the building and the dark section so the crew arrives ready.
Do you offer lighting outside the holidays?
–
Yes. We also install permanent lighting, landscape lighting, bistro and string lighting, and special event lighting. Bedford property owners often pair patio bistro lighting with their holiday display. Those services can be planned on the same site walk as your holiday display.
