How Keller Communities Are Laid Out, from Hidden Lakes to Rufe Snow Drive

Hidden Lakes is Keller's largest association setting. The Hidden Lakes HOA describes 12 communities sharing a clubhouse, three swimming pools with play pools, playgrounds, hike and bike trails and green belts, and Homes.com places Sky Creek Ranch Golf Club, an 18-hole public course, in the neighborhood. With that many separately named communities, the first decision for a board is which entrances count as primary. We map every monument on the site walk so the proposal can show a main-entrance tier and a secondary tier.

Marshall Ridge is built around The Ridge Club. Local real estate sources describe about 825 homes on 440 acres north of FM 1709, developed from 2008, in sections that include Marshall Ridge North, Marshall Ridge South, the Lakes at Marshall Ridge and Marshall Point. The Ridge Club amenity center has a pool with a waterslide, a fitness room and an open-air pavilion, and the community has two ponds with water features. An open-air pavilion takes lighting well, because the posts and beams can be outlined and seen from the pool deck and the street.

Smaller Keller subdivisions tend to have one entrance and one water feature. Harmonson Farms has about 145 homes north of Keller Parkway on the west side of Bourland Road. The Lakes of Highland Oaks has roughly 150 homes on the east side of Rufe Snow Drive, with a six-acre greenbelt and a canal through the middle. Bourland Oaks has about 90 home sites and a private neighborhood lake. For these boards the scope is usually the entry monument, the trees beside it and a short run of lit trees along the water.

Power decides what is practical near water. Pond banks and canal edges rarely have outlets where a designer would want them. During the site walk we locate existing outlets, fountain controls, timers and irrigation controllers, and the design map shows where each run connects. If a location has no usable power, the proposal says so plainly and the board can choose another spot.

Holly Days is the date most Keller boards plan around. The city's Christmas event at Keller Town Center on Bear Creek Parkway includes a light parade and the tree lighting, and it is held in early December. To be lit ahead of it, request a site walk in late summer or early fall. We provide a certificate of insurance to the management company on request and schedule installation with the manager.

Hidden Lakes and Marshall Ridge have many sections. How is a proposal organized for a community like that?

By location. Each entrance, the clubhouse or amenity center, pool buildings and medians are listed separately, with their own description on the design map. A board can approve the main entrances and the amenity center first, then add secondary entrances in a later season without redoing the design.

 

Do you light individual houses in Keller?

No. We install on individual homes only in Plano, Frisco, Allen and Richardson. In Keller we work with associations, commercial properties, car dealerships and city sites. A homeowner inside a Keller community can ask the board to call 972-620-9560 about the entrance and amenity center.

 

What happens to the lighting after the season?

Removal begins in early January. The lighting is leased, so it returns to our climate-controlled storage facility instead of an HOA closet or pool equipment room. It was custom-cut for the community's monuments and rooflines, so the same layout can be requested again the following season.
