DeSoto Housing, Decade by Decade

DeSoto was a town of under 2,000 people in 1960 and passed 30,000 by 1990, so a large share of its houses date from the 1970s and 1980s. Before that boom, families built on acreage along roads like West Pleasant Run, where some homes from the 1950s sit on several acres. Some 1980s homes nearby sit on five acres or more, with room for horses behind private gates.

The newest wave is happening now. Eagle Point Estates is a gated community of 1.5-story homes on lots of two-thirds of an acre and more, and Hidden Lakes Estates and Summit Parks have two-story homes finished in 2024 and 2025, with brick, stone, stucco and siding fronts beside greenbelts. A 1980s brick ranch usually wants a warm eave line and lit shrubs, while a new two-story needs its peaks, garage and tall entry lit to look complete.

  • 1950s acreage homes: drive and trees lead

  • 1970s–80s brick: eave line and beds

  • Gated customs: entry, gate and roofline

  • New two-stories: peaks and garage edge

  • Greenbelt lots: rear view considered

How We Light DeSoto Homes

01

Call us

Tell us your DeSoto address and what you want lit. Late-summer calls get the most choice of dates.

02

Design visit

We measure the house, walk the lot, check outlets and ask about any HOA or gate rules.

03

Install

With the design approved, the crew hangs and tests the display. You can be at work if gates are open.

04

December service

Timers turn the lights on nightly. One call to 972-620-9560 sets up a repair visit if needed.

05

Takedown and storage

In early January we take it all down and store it for next season.

DeSoto Neighborhoods We Light

From gated new construction to old acreage, DeSoto's housing changes block to block. Homeowners west of town can use our Cedar Hill residential lighting service, and those to the east can see Christmas lights for Lancaster homes.

Eagle Point Estates

A gated community with wrought iron fencing and 1.5-story homes, some built in 2024, on lots of about two-thirds of an acre or more. Entries, gables and front trees carry these displays.

Summit Parks

New homes from 2025 with stucco and siding fronts near a greenbelt, including corner lots. Corner homes can be lit on both street sides.

West Pleasant Run acreage

Older homes on several acres, including houses from the 1950s and 1980s properties with room for horses. Drives, gates and big trees matter more than the roof here.

Hidden Lakes Estates

New two-story homes with brick and stone fronts, some built by First Texas Homes in 2025, beside a greenbelt. Outlined peaks and a lit garage edge fit their tall facades.

Thorntree

A golf community with a clubhouse and tennis courts, gated sections and custom homes from the 2000s, straddling the DeSoto and Duncanville line in 75115. Fairway-facing homes can be lit front and back.

Big Lots and Brand-New Roofs

DeSoto still has a surprising amount of acreage. A house set back on several acres can disappear at night unless the drive, gate or front trees carry light, so we often begin there and add the roofline second. We map outlets and distances during the design visit, and runs to distant trees are planned so they stay reliable all season.

New construction brings a different concern: a brand-new roof. We never nail or staple into shingles, and our clips hold the gutter or slip under the shingle edge, then come off with the lights. Gated communities like Eagle Point Estates often have associations with guidelines on timing, and our notes on lighting under DeSoto HOA rules explain how we work within them.

  • Drives and gates lit for road visibility

  • Outlets and distances mapped first

  • No fasteners through new shingles

  • Gated-community access arranged

  • Young trees given modest wraps

DeSoto Cost Factors

Each quote is built on measurements from your property. These items move it most.

Eave and peak footage

The total length of roofline you light is the largest factor. New two-stories tend to have more peaks than 1980s ranches.

Tree size

Mature trees on older lots take more lighting to wrap than young trees in new subdivisions.

Roof height

Tall two-story facades need more equipment and setup than single-story eaves.

Add-ons

Wreaths, garland, column wraps and pathway lights are added one item at a time.

Acreage and distance

Long drives, gates and far-off trees on large lots add product and longer runs.

DeSoto Christmas Lighting FAQs

Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.

Do you install Christmas lights on homes in DeSoto?

–

Yes. We light homes in DeSoto's 75115 and 75123 ZIP codes, from gated new construction to acreage on the west side. For businesses and HOA entrances in town, see our DeSoto commercial Christmas lighting.

Do I buy the lights? Is permanent lighting an option?

–

You lease them. We supply, maintain, remove and store the commercial-grade LED each year. If you would like a system that stays on the house year-round, see permanent lighting near DeSoto.

When should I book my DeSoto install?

–

Plan on calling in late summer or early fall. Installs usually begin in early November. A five-acre property with a long drive, a gate and distant trees needs more design time than a new two-story on a quarter-acre lot, so acreage owners should call first.

When do you take the display down?

–

We come back once the holidays wrap up, which is generally early January. Every clip comes off the gutters, every stake comes out of the drive, and the lighting is packed for storage.

Will my HOA need to approve the lights?

–

Gated communities like Eagle Point Estates often have associations, and newer subdivisions such as Hidden Lakes Estates may too. Send the guidelines with your quote request and we match the design and the install and removal dates to them.

Will installation damage my roof or gutters?

–

No. Fasteners never go through your shingles. Clips attach to gutters or slip under shingle edges, and older 1970s and 1980s gutters are checked for loose spots before anything hangs on them.

Do I need extra outlets on a large DeSoto lot?

–

Usually not. The display plugs into existing exterior outlets and runs on timers. On acreage we map every outlet and circuit at the design visit, then plan runs so far-off trees and gates stay lit without overloading one plug.

We just closed on a new build. Can lights go on a brand-new roof?

–

Yes. Our clips grip gutters or tuck under shingle edges without fasteners, so the new roof is left as it was. If your builder or HOA has rules, share them and we follow them. For year-round light on a new yard, look at DeSoto landscape lighting.
