Plano's associations are established, and that changes the holiday lighting job. Entrances here tend to be brick walls and monument signs on long-settled arterial roads, the trees are mature, and several neighborhoods have their own clubhouse, pool or small lake in place of a large amenity campus.

Plano HOA Entrances, Clubhouses and Ponds: What a Common-Area Display Covers

Deerfield is the Plano neighborhood most associated with holiday lights. Its association describes a community of 733 single-family homes in northwest Plano, between Preston Road and Coit Road, and says about three quarters of the homes take part in the display. Visit Plano lists entrances at Colonnade and Archgate from Legacy Drive, among others, and warns of traffic near the clubhouse. In a neighborhood with that many visitors, the entrance monuments and the clubhouse are seen by far more people than live there.

Communities with water have a second focal point. Lakeside on Preston, in west Plano near Preston Road, Park Boulevard and Parker Road, has roughly 500 homes and about 15 acres of ponds, with a clubhouse, pool and tennis courts. Normandy Estates is a guard-gated community of about 75 acres off Spring Creek Parkway near the Dallas North Tollway, with a lake, a fountain and an amenity center. Lit trees and structures at the edge of a pond reflect in the water, so a modest amount of lighting there covers a lot of ground.

West Plano also has master associations over several neighborhoods. Willow Bend surrounds Gleneagles Country Club between Parker Road and Park Boulevard, east of the Dallas North Tollway and west of Preston Road, and it has a master homeowners association. In a setting like that, a master association and an individual neighborhood may each control different entrances. The first step is confirming which monuments and medians belong to which board.

Mature trees shape a Plano design more than they do in newer cities. Established oaks at an entrance can take trunk wraps and canopy lighting, and they often do as much for the display as the sign. During the site walk we measure the trees the board wants included and note where power is available, and both go on the design map.

Plano boards generally want lighting on by the start of December. Dickens in Downtown Plano, the tree lighting event held around Haggard Park, comes at the start of the holiday season, and Deerfield's display runs on December evenings. Requesting a proposal in late summer gives the board one meeting to review it and another to vote.

Insurance and service are covered in the contract. A certificate of insurance showing liability and workers' compensation coverage goes to the management company on request. Maintenance during the season is included, with repairs usually completed within 24 to 48 hours of a call.

Our Plano neighborhood draws heavy holiday traffic. Can installation be scheduled around it?

Yes. Installation is scheduled with your manager, and for a neighborhood known for its displays the sensible plan is to finish before visitor traffic builds in December. Removal begins in early January, after the viewing season. Service calls during the season are usually completed within 24 to 48 hours.

 

Can residents in our Plano HOA hire you for their own homes?

Yes. Plano is one of four cities where we install on individual homes, along with Frisco, Allen and Richardson. A resident contracts separately from the association and gets the same leased lighting, maintenance, removal and storage. In every other city we serve, our work is limited to common areas and commercial properties.

 

We are a neighborhood association inside a master association. Can we contract separately?

Yes. A neighborhood association can request a proposal for the entrance and common areas it controls. Tell us which monuments, walls and medians are yours and which belong to the master association, and the design map will show only your locations. A master association can request its own proposal the same way.

 

Does the association need to store the lighting in our clubhouse after the season?

No. The lighting is leased. We begin removal in early January and store it in our climate-controlled facility until the next season. Nothing is left in the clubhouse, a pool equipment room or a board member's garage, and the association has no product to maintain between seasons.
