HOA Holiday Lighting in Allen, TX
Allen associations range from a golf community with more than 2,000 homes to neighborhoods with one entrance and a pool. The holiday lighting scope for each is different, but the decision usually follows the same path: a manager collects a proposal, a committee or the board reviews it, and the vote happens at a regular meeting. Christmas Decor by Carruthers Decorative Lighting builds its HOA service around that path.
For an Allen association we walk the property and then deliver a written proposal with a design map organized by location. The lighting is leased, commercial-grade LED, custom-cut to each sign, wall, roofline and tree. We install it, maintain it during the season, begin removal in early January and store it in a climate-controlled facility, so the association has nothing to buy or keep.
Allen is one of four cities where we also install on individual homes, so residents can use the same company for their own houses.

From Twin Creeks to Single-Entrance Neighborhoods: Scoping an Allen HOA Display
Twin Creeks is the largest example in Allen. Its developer describes a 2,400-acre community with more than 2,000 homes, an 18-hole golf course designed by Arnold Palmer, two recreation centers and two swimming pools. An association of that size has to choose among many entrances and buildings. A workable approach is to light the main entrances and one recreation center first and to list the rest as separate locations for later seasons.
Watters Crossing shows the mid-size pattern. The association's website lists a clubhouse with its own pool, a second pool called Newport, sport courts and a park at Placer Drive and Bel Air Drive. The board meets monthly, and the association judges residents' holiday decorating each December. Where residents already decorate, lit entrance walls and a lit clubhouse give the neighborhood a consistent frame.
StarCreek and Waterford Parks are built around entry features. StarCreek's association lists a clubhouse, a pavilion, ponds, walking trails and neighborhood entry signs among its common areas. Waterford Parks, on Stacy Road west of US 75, was designed with a signature entrance and roadway markers through the community. Entry signs and markers like these are compact and well suited to outlining, with wrapped trees on either side for height.
Montgomery Farm calls for restraint. The community was developed on a former 500-acre horse farm along Bethany Drive as a conservation-minded development planned for about 1,200 homes. In a setting designed to stay quiet and natural, a board may prefer warm white light on a few entry trees and a wreath on the monument to a larger display. The design map can be as small as the board wants.
Allen's calendar points to early December. The City lights its Christmas tree at the Holly Jolly Celebration in early December, and that evening is a useful target for an association. A request made in late summer leaves room for the site walk, the written proposal and a board vote in the fall.
The manager's file is completed before a crew arrives. We carry liability insurance and workers' compensation and send a certificate of insurance to the management company on request. Installation is scheduled with the manager, and in-season maintenance is usually completed within 24 to 48 hours of a call.

Allen HOA Holiday Lighting FAQs
Can residents of our Allen community hire you for their own homes?
Yes. Allen is one of four cities where we install on individual homes; the others are Plano, Frisco and Richardson. Residents contract on their own, separately from the association, and receive the same leased lighting, in-season maintenance, January removal and storage that the association gets for its common areas.
Our Allen association has a clubhouse and two pools. Which should we light?
Most boards begin with the building residents use in winter. A clubhouse that hosts holiday gatherings and board meetings is seen in December, while a closed pool building is not. The proposal can list each pool building as a separate optional location, so the board can add one later without redoing the design.
Can a small Allen HOA with a single entrance use this service?
Yes. One monument sign with its walls and the trees beside it is a complete scope. The steps are the same as for a large community: a site walk, a written proposal with a design map, leased lighting, maintenance during the season, removal beginning in early January and storage.
How should our board time its vote?
Boards that meet monthly should allow one meeting to review the proposal and a second to vote if questions come up. Requesting the site walk in late summer keeps the decision ahead of the City's tree lighting in early December and leaves time to set an installation date with your manager.
