HOA Holiday Lighting in McKinney, TX
McKinney is home to very large community associations. Stonebridge Ranch reports more than 9,400 homes in more than 70 villages on over 5,000 acres, and newer communities to the north are planned at 1,000 acres or more. For associations of that size, and for the smaller ones around them, Christmas Decor by Carruthers Decorative Lighting designs, installs, maintains, removes and stores holiday lighting on common areas. The lighting is leased commercial-grade LED, cut to fit each location, and the association owns and stores nothing.
In McKinney our work is limited to association common areas, commercial properties, car dealerships and municipal sites. We do not install on individual homes here.
The practical issue for a McKinney board is scale. A master association with dozens of villages cannot light every monument, and a single village may control only one. This page sorts the city's communities by how they are organized, because that decides what a proposal should cover.

Master Associations, Villages and New Communities: How McKinney HOA Lighting Is Scoped
Stonebridge Ranch is organized as a master association over many villages. The Stonebridge Ranch Community Association lists an Aquatic Center and a Beach and Tennis Club among its amenities, gives an office address on Virginia Parkway. That structure produces two kinds of projects: a master-level design for main entrances and amenity buildings, and a single-village design for one entrance.
Craig Ranch mixes homes with golf and commercial uses. It covers about 2,200 acres north of State Highway 121 and includes TPC Craig Ranch. Residential neighborhoods there sit near apartments, retail and commercial space, so an HOA entrance is often seen by people who do not live behind it. A clearly lit monument helps a neighborhood read as its own place among larger buildings.
Tucker Hill has a formal front on US 380. The community's two main residential entrances face the highway, with the Harvard Park commercial building between them. Two entrances on one frontage are best treated as a pair, with the same design repeated at each so the community looks consistent from the road.
The newest communities are organized around named amenity sites. Trinity Falls, a 2,000-acre Johnson Development community about ten minutes from downtown McKinney, has The Lodge, The Club and Basecamp, plus the 350-acre B.B. Owen Park. Painted Tree, north of US 380 near Lake Forest Drive, is planned for about 3,400 homes on 1,100 acres, in districts that include Lakeside and Village, with a 20-acre lake. Boards in communities with several amenity sites can list each one as its own location and phase them.
McKinney's season starts earlier than in some neighboring cities. Home for the Holidays fills Historic Downtown McKinney over Thanksgiving weekend, and the community tree lighting is held on the Friday evening. A board that wants its entrances on that week needs its vote finished well before, which means requesting a site walk in late summer.
Proposals go to the manager with the paperwork a management company expects. That includes a design map organized by location and, on request, a certificate of insurance showing liability and workers' compensation coverage. In-season maintenance is included and usually completed within 24 to 48 hours of a call, and removal begins in early January.

McKinney HOA Holiday Lighting FAQs
Our village monument is on a street the master association also maintains. Who should request the quote?
Whichever association owns or maintains the monument. Ask your manager to confirm before the site walk. If the village controls it, the village board can contract for that entrance alone. If the master association does, the monument can be included as one location on a master proposal.
Do you install Christmas lights on individual homes in McKinney communities?
No. In McKinney we light association common areas, commercial properties, car dealerships and municipal sites. Individual homes are served only in Plano, Frisco, Allen and Richardson. A McKinney resident who wants the neighborhood entrance lit can refer the board or the community manager to us at 972-620-9560.
When does a McKinney board need to decide to be lit by Thanksgiving weekend?
Early fall at the latest. Home for the Holidays and the downtown tree lighting fall on Thanksgiving weekend, earlier than the early December events in nearby cities. Request the site walk in late summer so the written proposal can be reviewed and voted on with time left to schedule installation.
What does our management company receive before installation?
A written proposal with a design map organized by location, and on request a certificate of insurance showing our liability and workers' compensation coverage. Installation dates are then set with the manager. During the season, service requests come directly to us and are usually completed within 24 to 48 hours.
