Some communities sit behind guardhouses, some open onto a boulevard that leads to a plaza, and some are marked by a monument sign on a parkway. Gated communities put most of the display at the guardhouse. Richwoods is a 506-acre gated community planned for about 1,667 lots, and its land planner notes that each gated entry has its own landscaping, paving and guardhouse structure. In a community built that way, every gate needs its own measured design, because one layout will not fit them all. The guardhouse roofline, the gate columns and the trees on the approach are the usual elements.

Boulevard communities carry the display past the gate. Newman Village, at Eldorado Parkway and Legacy Drive, is planned for about 550 homes on 256 acres. It has a stone guardhouse at the gate, a tree-lined main street called Newman Boulevard and a central plaza with a fountain, a gazebo and a sculpture garden. Where a community has a formal axis like that, the gate, a run of boulevard trees and the plaza are the natural locations for a board to consider.

Newer communities are organized around an amenity building with a name. The Grove Frisco, on Crape Myrtle Road, has Orchard House, a farmhouse-style gathering space with an event lawn. Hollyhock has Fields House, which its developer calls the flagship amenity center, along with about four miles of trails. Buildings like these are where community events are held, so the roofline, the entry and the event lawn are often next in line after the main entrance.

West Frisco adds long frontages and more than one way in. Phillips Creek Ranch lies west of the intersection of Stonebrook Parkway and Teel Parkway, with Frisco Lakes and its golf club beyond it. Starwood, near the Dallas North Tollway, is another association-managed community on the west side. Communities with entrances on different roads usually rank them: a full design at the main entrance and a lighter version of the same look at the others.

Frisco boards work to an early calendar. The city's tree lighting at Merry Main Street takes place in Simpson Plaza at Frisco Square in early December, and other tree lightings around the city begin in late November. A board that wants entrances lit by then should request a site walk in late summer, so the written proposal and design map can go on a fall agenda.

The management company gets what it needs before work starts. We carry liability insurance and workers' compensation and send a certificate of insurance on request. Installation is scheduled with the manager, which matters at a staffed gate. Maintenance during the season is included and is usually completed within 24 to 48 hours of a call.

Our Frisco community has several gated entrances. Does each one get its own design?

Yes. Each gate is measured separately on the site walk and shown as its own location on the design map. Gates in the same community often differ in guardhouse shape, paving and landscaping, so the lighting is cut for each one. The board can approve all of them or begin with the main gate.

 

Can homeowners in our Frisco community hire you for their own houses?

Yes. Frisco is one of four cities, with Plano, Allen and Richardson, where we install Christmas lighting on individual homes. Residents contract separately from the association. If your community has decorating guidelines, residents can give us the community name when they request a quote so the design can be checked against them.

 

How does crew access work at a staffed gate?

Installation is scheduled with the community manager ahead of time, so gate staff can be told when the crew is expected. Tell us about gate procedures, delivery hours and any vendor rules during the site walk, and we will plan the installation and the early January removal around them.

 

Can a Frisco board phase the display over more than one season?

Yes. The written proposal is organized by location, so a board can approve the main gate and the amenity center for the first season and add secondary entrances, boulevard trees or a plaza later. The lighting is leased, so the association is not left holding product when the scope changes.
