QUICK ANSWER

Permanent lighting is a trim-matched LED channel mounted under your eaves that stays up all year and runs from an app. In Frisco, Christmas Decor by Carruthers Decorative Lighting installs both PermaLites 365 permanent systems and traditional seasonal Christmas lighting for homes, so we can recommend the option that fits how you actually want to light your house.

What a Frisco PermaLites 365 Install Covers

Design, hardware, install and setup, planned for Frisco's HOA-heavy neighborhoods.

01

Architectural request help

Almost every Frisco neighborhood has an HOA. We provide a layout, channel color and mounting description for your request so the approval process goes smoothly and quickly.

04

Front, side and back zones

Light the street view for guests, the backyard for summer evenings, or both at once. Each zone runs on its own schedule in the app, so you never light more than you need.

02

Precise gable tracing

Newer Frisco homes often have farmhouse gables, Craftsman brackets and stacked rooflines. We trace each line cleanly rather than running a single loop around everything.

05

Presets for game nights

Frisco is a sports town through and through. We can save presets for your favorite teams and your high school colors before we leave, ready to schedule for the season.

03

Channel matched to fascia

Dark bronze, white, tan or gray: we match the channel to your trim, so the system reads as part of the architecture during the day instead of added hardware.

06

One local office

Our Dallas office handles scheduling and follow-up questions Monday through Friday, 8am to 5pm, so you are never chasing a national call center for answers.

Seasonal or Permanent: Which Fits Your Frisco Home?

Because we do both on Frisco homes, here is the plain version. Seasonal Christmas lighting is leased commercial-grade product, custom-fit to your roof, installed in fall, serviced during the season, then removed and stored. You get the classic large-bulb look without owning anything.

Permanent lighting is installed once and stays. It shines for Christmas, then for Valentine's Day, the Fourth, Halloween and every ordinary evening. If you only care about December, seasonal is simple. If you want light all year, go permanent.

  • Seasonal: classic C9 look, nothing to store

  • Seasonal: we install, service and remove each year

  • Permanent: one install, every holiday covered

  • Permanent: everyday white accent light included

  • Either way: custom design for your roofline

04

Install

Our crew mounts channel and LEDs, routes wiring neatly, connects the controller and tests every zone after install.

05

App walkthrough

We load scenes and a sunset schedule with you and show you how to create looks for any holiday or game night.

Frisco Neighborhoods We Know Well

We already work Frisco streets every holiday season, which means we know the roof styles, HOA expectations and how homes read from the curb across the Collin and Denton County sides of town.

Starwood and Stonebriar

Large custom homes with stone, steep pitches and several roof levels. These benefit most from permanent lighting, since seasonal installs at this height take serious time every year and the rooflines deserve a precise, lasting outline. Zones help separate the main house from guest quarters.

Newman Village

Traditional and Craftsman-inspired homes with front porches and detailed trim. We plan understated outlines that highlight the architecture instead of covering it, often lighting porch gables and main eaves rather than every edge. The result feels intentional and tidy from the sidewalk.

The Star and Toyota Stadium

Game nights in Frisco mean Cowboys blue, FC Dallas red or your school colors. Save each as a scene and schedule it to match the home calendar, so your roofline is ready before kickoff every time. Saturday high school games work the same way.

Phillips Creek Ranch

Newer homes in mixed styles, from modern farmhouse to traditional brick. Clean gable outlines in warm white suit the neighborhood's polished look and tend to sit comfortably within HOA expectations for exterior lighting. Garage and porch zones are common requests here.

Frisco Lakes

An active-adult community of mostly single-story homes, where ladder safety matters a lot. A permanent system ends holiday ladder climbing for good and runs on a simple schedule that needs no fiddling once set. Family members can adjust it remotely from their own phones if needed.

Frisco Square and the Tollway

Businesses along the Dallas North Tollway and SH-121 use permanent edges for brand color and holiday campaigns, controlled from one app and timed to opening hours, events and the holiday shopping season. Certificates of insurance are available on request. We schedule work early in the day.

Lighting That Works Past December

The biggest surprise for new permanent lighting owners is how often they use it. Soft white along the eaves makes a front walk feel safer and the house look finished after dark. A patio zone gives summer evenings gentle light without bugs swarming a single porch fixture.

Then there are the dates. Frisco families light up for school spirit weeks, birthdays, Diwali, Lunar New Year, Easter and the Fourth. Every one becomes a saved scene you schedule once.

  • Warm white for everyday curb appeal

  • Patio zone for evening outdoor living

  • Saved scenes for cultural holidays

  • Schedules run automatically at sunset

What Affects Cost in Frisco

Your quote comes from your actual roofline; these factors matter most.

Roofline footage

Frisco homes range from compact townhomes to estates. Measured feet of channel and LED is the single biggest variable in any quote, so we measure every run on site.

Zones and control

More independently controlled areas mean more wiring and controller capacity. Most homes land on two to four zones, chosen around how you use the house.

Height and steepness

Two-story fronts and steep gables need more staging and labor time, especially in Starwood and Stonebriar, where three-level rooflines are common. We plan staging carefully on tall stone fronts.

Permanent versus seasonal

Seasonal is a yearly lease and service; permanent is a one-time install. We can walk you through both side by side for your home so the comparison is concrete.

Gables and breaks

Each roof break, dormer and turret adds cuts and fittings. Simple eaves go faster than the complex, stacked rooflines on many newer farmhouse-style homes. We count them during the visit.

Frisco Permanent Lighting FAQ

Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.

Should I choose permanent or seasonal lighting for my Frisco home?

–

If you want a classic Christmas display and nothing to store, seasonal is a great fit, and we offer it for Frisco homes. If you want light for many holidays and everyday accent light, permanent is the better choice. We can price both for comparison.

Will my HOA approve permanent lights?

–

Most Frisco HOAs review exterior changes. We provide a layout, the channel color and a mounting description for your architectural request. Approval rules vary by neighborhood, so submit your request before we put install on the calendar. If the committee asks for more detail, we can help answer it.

Can people see the channel during the day?

–

Very little. We match the channel to your trim and mount it tight under the roof edge. From the street, it looks like part of the fascia rather than a strand of lights, which is a big reason HOAs tend to accept it.

Can I set colors for Cowboys and FC Dallas games?

–

Yes. Save any team or school colors as a scene and schedule it for game days through the season. Switch to Christmas, Halloween or plain warm white with a tap, or let the schedule handle it for you. Presets can be named so the whole family knows which is which.

Can I still get traditional C9 Christmas lights with a permanent system?

–

Yes. Some Frisco homeowners keep a permanent roofline and add seasonal elements like wrapped trees or a classic C9 look on a second area for December. We can design both so they work together instead of competing. Those seasonal pieces are installed, serviced and removed by our crew like any seasonal display.

How long does install take?

–

Most homes are done in a day. Larger homes with several roof levels may take longer. We give you a timeline after measuring, so you know what to expect and when the crew will be on site. Weather can shift dates, and we keep you posted if it does.

Does the system damage shingles?

–

The channel fastens along the fascia under the roof edge, not through the shingles. Wiring is routed neatly, kept out of gutters and run to the controller along the trim, so the roof itself is left untouched. Gutters keep draining normally.

What if I need a new roof later?

–

Let us know before the roofers arrive. We can plan to remove the affected runs and reinstall them once the roof and trim work are done, which protects the channel and keeps your lines straight afterward. Tell your roofer the system is there so they can coordinate with us.

When should I book to have lights on by Thanksgiving?

–

Late summer or early fall is ideal. That leaves time for the site visit, HOA approval and install before the busiest weeks of the season, when crews across DFW are booked solid. Spring and summer installs are easier to schedule and give you months of use before December arrives.

Do you install on Frisco businesses?

–

Yes. We install permanent lighting on retail, restaurants and offices along the Tollway, SH-121 and around Frisco Square, with brand colors and holiday scenes programmed in and certificates of insurance available for landlords. We plan work around store hours. Brand-color schedules can follow opening hours.
