Allen Ranch Houses and Two-Story Brick


Central and southeast Allen filled in largely during the 1970s and 1980s, and brick ranch houses on lots of roughly 7,000 to 8,000 square feet line the streets around Allen Station Park and Bethany Lakes Park. A single-story ranch has one long eave and a low front gable, so the display looks right as one level line, with lit shrubs and a wrapped tree supplying the height the roof does not.


North and northeast Allen lean toward brick two-stories built from the 1990s on, with a median build year near 2009 in the north and similar brick shades from one house to the next. When every home on a block shares a look, the difference comes from the plan: lit gables with a wrapped front tree for one house, a full outline with window wreaths for another.

Creeks, Parks and Varied HOA Rules


Allen keeps about 60 parks, and plenty of homes back to greenbelts and creek trails such as the Cottonwood Creek Trail and the path along Rowlett Creek. When neighbors and trail users see the back of the house, we ask whether the rear roofline or a patio tree belongs in the plan. Lots that open onto a greenbelt can also take landscape lighting for Allen yards that stays on all year.


HOA rules vary across town. Many north Allen subdivisions have associations with monthly or annual dues, while some older central streets have none. Do you install Christmas lights on homes in Allen?

Will installation damage my shingles or gutters?

Plastic clips slide onto the gutter or under the shingle edge, with no nails or staples into the roof. On older Allen ranch homes with original gutters, we look at their condition during the design visit and adjust the attachment plan if needed.

Do I need extra outlets or a timer?

Most homes don't need new outlets, because LED lighting uses little power. We plug into your exterior receptacles, confirm the GFCI circuits hold, and set a timer so the display comes on at dusk every night.

My back yard faces a creek trail. Should the rear be lit too?

Often, yes. Many Allen lots back to greenbelts and creek trails, and a glowing rear roofline or patio tree adds to what walkers and neighbors see from the path. Mention it at the design visit, and that side gets measured too.
