Permanent Lighting in Justin, TX
On a wide Justin lot, your roofline is seen from the road, the pasture and the neighbors across the way. PermaLites 365 permanent lighting gives it a clean outline every night, in any color, from your phone.
✓ Made for wide lots ✓ House, shop and barn ✓ Insured install crew

QUICK ANSWER
Permanent lighting is an LED channel mounted under your eaves that stays up year-round. In Justin, Christmas Decor by Carruthers Decorative Lighting installs PermaLites 365 on homes, shops and outbuildings, matches the channel to your trim and sets up app control. Run warm white for an easy-to-find house at night, Christmas color in December and Northwest Texans colors on Friday nights.

What a Justin Project Covers
We plan for the whole property, not just the front gable.
01
A whole-property walk
We look at the house from the road and from the drive, then decide which edges carry the most impact. On open land, side elevations often matter as much as the front.
04
Thoughtful power planning
Longer distances between buildings make power planning more important. We locate outlets, plan controller placement and note anything that needs an electrician before install day.
02
Outbuildings as their own zones
A detached shop, barn or covered RV port can run on its own zone, with its own color and timer, all managed from the same PermaLites 365 app on your phone.
05
Scenes ready from day one
Warm white, a Christmas look, a patriotic scene and school colors are saved before we leave. You can edit, rename or add new scenes whenever you like.
03
Trim-matched aluminum channel
We choose channel color to match your fascia, whether that is painted wood, metal trim or a darker farmhouse finish, so the system disappears into the house in daylight.

Local office follow-up
Questions go to our Dallas office at 972-620-9560, Monday through Friday, 8am to 5pm. We troubleshoot by phone and schedule a service visit if something needs hands-on work.

Light That Reads Across Open Land
Justin still has the feel of a small Texas town, with homes on generous lots along FM 156 and newer neighborhoods growing around it. Out here, a lit roofline does more than decorate. It helps guests, deliveries and first responders find the house after dark, when rural addresses are hard to read.
Wide lots also mean long, open sightlines. A continuous line of warm white looks crisp from the road, and holiday color carries a long way across a pasture in December.

From Site Walk to Saved Scenes
01
Reach out
Call 972-620-9560 or send a request with your address and the buildings you want lit. We set a time to walk the property with you.
02
Walk and measure
We measure each roof edge, check trim color, locate power at every building and note how the property looks from the road.
03
Layout and quote
You receive a drawing of runs and zones for the house and any outbuildings, with a quote built from real measured footage.
04
Install day
Our crew mounts channel, seats LEDs, connects controllers and tests every zone, adjusting placement where corners or transitions need it.
05
App and timers
We set up the app, save holiday and everyday scenes and build sunset schedules so the lights run without anyone touching a switch.
Justin and the Northwest ISD Area
Justin sits in southwest Denton County between Northlake, Argyle and Haslet, with FM 156 running through town and Texas Motor Speedway a short drive south. We plan each install around rural and suburban properties alike.
FM 156 and downtown Justin
Small shops, restaurants and churches near the center of town are seen by drivers heading north and south every evening. A permanent outline in warm white or brand color makes a building easy to spot and adds a welcoming feel after dark.
Newer neighborhoods
Growing subdivisions around Justin bring two-story homes with gables and stone fronts. Many have HOA rules, so we provide a layout drawing and channel color for the committee, and we split front and back into separate zones. Patios in back can stay soft on their own timer.
Speedway race weekends
Texas Motor Speedway race weekends fill the area with visitors. A checkered black-and-white scene is a fun way to join in, and businesses along the route can use it to catch the eye of race traffic. It switches back to everyday white on Monday.
Acreage homes outside town
Ranch-style homes on larger lots often have long porches and wide eaves. We light the main roofline and porch edge together, then give a detached shop or barn its own zone so it can stay dark or match the house.
Northwest High game nights
Northwest High School sits right in Justin, and Texans football brings big Friday crowds. Save the team colors as a scene, schedule it for home games and let the lights return to warm white the next morning. Playoff weeks only need a quick date change.
Why Justin Homes Go Permanent, Not Seasonal
As a Christmas Decor franchise, we run a full seasonal holiday program too. In Justin that program serves commercial properties, churches with commercial-scale displays, HOA entrances and municipal sites, using leased commercial-grade product installed, serviced, removed and stored each year. For homes, we install permanent lighting.
On a rural property, permanent is also practical. One install covers every holiday, and there is no yearly ladder work on tall farmhouse gables or barn rooflines.
Seasonal fits commercial and HOA entrance displays
Permanent fits homes, shops and barns
No yearly ladder work on tall gables
Permanent runs every holiday from one app
Both are installed by our insured crew

What Shapes a Justin Quote
Rural and suburban properties vary widely, so we price from measurements.
Roofline length
Measured feet of channel and LED drive the quote. Wide ranch homes with long porches need more material than compact suburban houses, so we measure every run.
Height and pitch
Tall farmhouse gables and steep metal roofs need more staging and safety equipment than a low single-story eave, which adds crew time on install day.
Outbuildings included
Each shop, barn or covered port adds its own runs and often its own controller. Many owners light the house first and add outbuildings as a second phase.
Zones and scenes
One zone is simplest. Separate zones for the front, back porch and each outbuilding add controller capacity, but let every part of the property run its own look.
Distance to power
Long distances between buildings or from the house to an outlet add routing work. We map power during the site visit so the plan has no surprises.

Justin Permanent Lighting Questions
Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.
Can you light a shop or barn too?
–
Yes. Detached shops, barns and covered RV or equipment ports can each become their own zone in the app. We check power at each building during the site visit and can add outbuildings later if you want to start with the house.
Does it work on metal roofs or metal trim?
–
Often, yes. The channel mounts along the fascia or trim edge rather than the roof surface. We look at the specific trim during the site visit and choose mounting and channel color that suit it before quoting. Metal ranch and barn trim is common around Justin.
Is the track visible during the day?
–
Very little. We match the channel to your trim and set it tight under the roof edge. From the road it reads as part of the house, and only stands out once the LEDs come on at dusk. We bring finish samples to the visit.
Can I change colors for holidays and game nights?
–
Yes. Save scenes for Christmas, the Fourth of July, Halloween, Northwest Texans football and anything else. Schedules switch scenes automatically on the dates you choose, so you can set up the whole year in one sitting. Birthdays count too. Holidays from Valentine's Day to Thanksgiving fit.
Does it help as everyday or security light?
–
A white roofline puts soft, even light around the house, which helps visitors and deliveries find entries and makes the property easier to see from the road. Many Justin owners run warm white every night from dusk to late evening.
How does it handle wind, hail and heat?
–
Open land means more wind, and North Texas brings hail, 100-degree days and occasional ice. The channel sits sheltered under the eave, and we seal connections and secure wiring with that in mind. Call our office if a storm causes damage.
Do I need new electrical work?
–
Sometimes, especially for outbuildings. Many houses have an exterior outlet we can use, but a barn or shop may need power run to it. We note anything like that at the site visit so you can arrange it before install.
Why not have seasonal Christmas lights put up instead?
–
In Justin our seasonal service is for commercial properties, HOA entrances and municipal displays, so homes are served with permanent lighting. It is one install instead of a yearly setup and takedown, and the lights work for every occasion. No storage bins needed either.
How far ahead should I book?
–
Fall is the busiest season for lighting crews across DFW. For lights running by Thanksgiving, reach out in late summer or early fall so there is time for the site walk, layout review and installation. Earlier requests also get more choice of install dates.
