1980s Brick, New Lakeshore Builds and Rebuilt Streets

Rowlett incorporated in 1952 with about 250 residents and grew quickly once Lake Ray Hubbard filled around 1970, reaching about 62,500 people by 2020. Neighborhoods such as Highland Meadows, on the eastern peninsula, are mostly 1980s and 1990s homes, a mix of ranch-style single stories and two-story brick houses, many with rear garages. With no garage door on the front, the facade and roofline carry the whole display.

Newer builds around Dalrock, including Lake Shore Village, Bayside and Waterwalk, add contemporary and traditional two-stories, and the planned Sapphire Bay district near the marina is bringing more homes to the water. Southeast Rowlett also saw hundreds of homes damaged or destroyed by the EF4 tornado of December 26, 2015, and the repaired and rebuilt houses there mean newer rooflines sit beside older ones on the same streets.

  • Full facade outlines where garages sit at the rear

  • Ranch eaves lit in one continuous line

  • Two-story peaks traced on newer builds

  • Columns and entries wrapped in garland

  • Wrapped trees to soften brick fronts

Rowlett Neighborhoods We Light

We cover all of Rowlett, on both the Dallas County and Rockwall County sides. Homes next door in Garland and Sachse are on our route too.

Waterview

Built around an 18-hole golf course where water comes into play on 10 holes, with brick colonials, traditional homes and large custom houses. Golf-side and waterfront homes in sections like Spinnaker Cove can be lit on two sides.

Highland Meadows

Surrounded by the lake on the eastern peninsula, this neighborhood of mostly 1980s and 1990s homes has spacious lots and rear garages. Lit facades, wrapped trees and a clean roofline make the front of the house the focus.

Downtown Rowlett

Older homes near Main Street and the downtown rail station sit on established lots. Porches and simple rooflines fit warm white lighting in scale with the neighborhood.

Dalrock and the Peninsula

Lake-oriented streets near Peninsula Park mix 1980s brick homes with new construction from builders such as Mattamy, Windsor and Beazer. Older homes take classic eave lines, while new two-stories suit peak outlines.

Lake Shore Village, Bayside and Waterwalk

Newer subdivisions near the lake bring contemporary two-stories on tighter lots. Focused front designs and secure clips suit both the scale and the wind. Where homes back to the water, a simple rear eave line can be added without lighting the whole back of the house.

Designing for Lake Ray Hubbard

Lake Ray Hubbard covers about 22,700 acres, and Rowlett's peninsulas push neighborhoods out into it. Winter fronts cross that open water with nothing to slow them down, so we clip every run firmly, keep corners tidy and check the display before leaving. Lakefront homes in Waterview's Spinnaker Cove and along the Dalrock peninsula can have the back of the house lit as well, since that is the side boaters and neighbors across the cove see.

Waterview and the newer lakeshore subdivisions have associations, and their guidelines on timing and placement come first in the design. If your board wants entrance and amenity lighting, see our HOA Christmas lighting service. For lighting that stays on after the season, Rowlett landscape lighting adds path and tree lighting year-round.

  • Clips set firmly for wind off the water

  • Lake-facing rooflines lit for views from boats and coves

  • HOA guidelines checked before design

  • Each strand checked before we pack up

  • Year-round yard lighting available

What Sets a Rowlett Quote

Quotes follow a measured design for your house. These are the main variables.

Sides of the house lit

Lighting only the street side keeps scope down, while adding the lake or golf side increases product and time.

Color and bulb choices

Warm white, cool white, multicolor and bulb sizes change the product used. Recent lighting trends offer ideas.

Height and pitch

Two-story peaks and steep roofs need more setup than ranch eaves.

Accent pieces

Wreaths, garland, bows and walk lights are optional and can be added any season.

Trees and landscaping

Each wrapped tree and netted bed adds product and labor.

Rowlett Homeowner Questions

Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.

Do you install Christmas lights on homes in Rowlett?

–

Yes. We light homes throughout Rowlett in ZIP codes 75030, 75088 and 75089, including Waterview, Dalrock and Highland Meadows. Businesses on Lakeview Parkway and Main Street are served through our Rowlett commercial Christmas lighting page.

Should I lease, buy or go with permanent lights?

–

A lease puts product, repairs, takedown and storage on us. Buying puts them on you. If you want lights installed once and left up for every holiday, consider permanent lighting near Rowlett.

When should I book my Rowlett install?

–

Early fall. Installs typically begin in early November, and lake-facing homes that need two sides lit take more crew time, so earlier requests have more date options.

When are the lights removed?

–

After the holidays, generally in early January, then stored with a label for your house.

Will my HOA allow it?

–

Most Rowlett associations allow seasonal lighting with rules on timing or placement. Send us your community's guidelines and we will design within them before install. In Waterview and the newer lakeshore subdivisions, that often means checking rules for rear elevations that face the golf course or the water.

Could installation damage my roof or gutters?

–

We use gutter and shingle clips, never nails or staples through shingles. The clips come off cleanly at removal, leaving the roof as it was. On homes in southeast Rowlett with newer roofs, we look over the shingle edges at the design visit so the clip style matches the roof.

How are timers and power handled?

–

We plug into exterior outlets and set timers for your schedule. Lake-side runs are planned from the nearest rear outlet so cords stay off walkways.

Do you decorate homes with docks or patios facing Lake Ray Hubbard?

–

Yes. Rear rooflines, patio covers and trees along the water can be included so the display reads from boats and across coves. We clip those runs firmly, since the lake side catches the strongest gusts.
