A full season on the lake
We handle the display from the first sketch to the January takedown.
01
Designed for long views
Rowlett's water and golf frontage means lighting is often seen from far away. We plan outlines and focal pieces that read from across the water, not only from the curb.
04
Insurance you can file
Our crews carry liability insurance and workers' compensation. Boards, managers and owners can request a certificate of insurance before installation is put on the calendar.
02
Commercial-grade, on lease
The LED product is leased for the season and stays ours, so the association or business has no strands to buy, store in a closet or replace when they fail.
05
Repairs while it's up
If a run goes dark during the season, call the office and we send a crew. In-season maintenance is part of the program, not a separate bill.
03
Cut for each structure
Clubhouse eaves, entrance walls and storefront rooflines are measured and fitted on site, so every line ends cleanly and holds steady through the windy lakeside evenings.
06
Off the building in January
Once the holidays end, crews remove the display and store it in our warehouse. The same fitted lighting is ready to go back up next fall.

Main Street and the holiday parade
Rowlett's season opens downtown. The Holiday Main Street Fest and Parade takes place on Main Street on the first Saturday of December, with a parade of lights and a large Christmas tree.
Businesses on and near Main Street see their biggest crowds that night, so we plan their lighting to be up before it. Smaller downtown buildings suit warm window and roofline outlines, wreaths and garland, scaled to look right for people walking the parade route.

Wreaths and garland on doors and rails
Wrapped street-side trees where allowed

Our Rowlett process
01
Reach the office
Call 972-620-9560 or send the online form with the property address and any date the lighting needs to be ready.
02
Lakeside site walk
We measure rooflines, walls and trees, check power, and look at the property from the road and the waterfront.
03
Proposal and design
You receive a written proposal with a design map. Boards and owners approve a clear scope before anything is ordered.
04
Crews install
Insured crews hang the leased lighting on the scheduled date, keeping amenity areas and storefronts open for use.
05
Service and storage
We take service calls through the season, then remove the display after the holidays and store it until next year.
Lighting across Rowlett
Rowlett lies in Dallas and Rockwall counties along Lake Ray Hubbard, finished in 1971, which shaped how the city grew.
Waterview
A master-planned community built around the Waterview golf course, with tennis courts, playgrounds and a water park for residents. Association lighting covers entrances, monument signs and amenity buildings, and lit clubhouse rooflines can be seen across the fairways on winter evenings.
Homestead at Liberty Grove
A newer neighborhood with landscaped entrances. Boards often begin with the main monument and entry trees, then add medians or amenity rooflines in later seasons, all on one design map so the look stays consistent. New phases join the plan as they open.
Near the Bush Turnpike
Commercial properties near the President George Bush Turnpike and Interstate 30 are seen at higher speeds. Strong roofline outlines, lit signs and oversized decor at the entry give these sites a display that registers quickly. Dealerships near these roads often add canopy lighting as well.
Bayside and Sapphire Bay
Waterfront areas on the lake, including the planned Sapphire Bay district. Properties here have long sight lines over water, so clean outlines and a single bright focal point carry farther than lots of small detail, especially after sunset. Wreaths on entry walls add daytime color.
Lakeview Parkway
State Highway 66 carries most of Rowlett's retail, restaurants and offices. Building outlines, wrapped parking trees and a commercial Christmas tree near the entrance help a property stand out to evening drivers heading home along the lake. Installs are timed around store hours.
Associations along the shoreline
Many of Rowlett's communities sit on or near the water, with golf courses, pools and long entry drives. We light the common areas: entrance walls, monument signs, medians, clubhouses and amenity centers.
The lake adds wind and open exposure, so secure fastening and clean runs matter. Because the lighting is leased, the association has no storage problem and no aging inventory. When the board adds a feature, it joins the same design so the community still looks unified.
Entrance walls and monument signs
Clubhouse and pool building rooflines
Medians and boulevard trees
Wreaths and garland on gates

Pricing factors in Rowlett
We quote after the site walk, and these items move the number most.
Outline length
The total feet of roofline, wall and fence we light. A lakeside clubhouse and a small Main Street shop need very different amounts.
Decor additions
Commercial Christmas trees, oversized ornaments, wreaths and garland are added on top of the lighting to create a focal point.
Tree work
Every trunk wrap and canopy is measured. Large trees along an entry drive take more product and time than young landscape trees.
Several entrances
Communities with more than one gate can light them all at once or phase them in, keeping one design across every entrance.
Height and exposure
Tall rooflines and open, windy waterfront sites may need lifts and extra fastening, which adds crew hours to the install.

Rowlett Christmas lighting FAQ
Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.
Do you light homes in Rowlett?
–
Not for Christmas. In Rowlett we light HOA common areas, commercial properties, car dealerships and municipal sites. Residential Christmas lighting is offered only in Plano, Frisco, Allen and Richardson. Waterview or Bayside residents can pass our number to their association for entrances and amenities.
Can Main Street businesses be lit before the Holiday Main Street Fest?
–
Yes. The fest and parade fall on the first Saturday of December, so we plan Main Street installs ahead of it. Owners who approve a design in early fall get the widest choice of install dates and can count on being lit for parade night.
Does lakeside wind affect the display?
–
Open water means more exposure, so we fasten runs securely and cut each one to fit the structure. If wind shifts anything during the season, call the office and we schedule a service visit as part of the program. Lighting is also planned to look right from the water.
What does a Rowlett HOA package include?
–
A site walk, a written proposal with a design map, leased commercial-grade LED lighting cut to the community's structures, installation, in-season maintenance and service calls, removal after the holidays and storage. A certificate of insurance can go to the board before work begins.
Can you light a business on Lakeview Parkway?
–
Yes. Retail, restaurants and offices along Lakeview Parkway suit building outlines, wrapped trees and a commercial Christmas tree or oversized ornaments at the entrance. Installs are scheduled around business hours so customers can park and shop normally. A certificate of insurance is available.
Why lease instead of buying lights?
–
Leasing removes the purchase, storage and replacement. The product stays commercial-grade, it is cut to your property, and we maintain it during the season. After the holidays we take it down and store it, so nothing ends up in a closet or a storage unit.
When should a board in Waterview approve its plan?
–
Late summer or early fall is ideal. Many boards set budgets in summer, and signing by September or October leaves time for the site walk, the design map and an install date before the first weekend of December. Waterview entrances can be phased in.
Do you light municipal sites in Rowlett?
–
Yes. Public buildings, parks and downtown spaces can be lit for the whole season or around a single event. We coordinate install and removal dates with city staff so the work fits around public programs and daily operations. Main Street sites can be ready before the parade.
Who is behind Christmas Decor by Carruthers?
–
We are a Christmas Decor franchise based at 11593 Goodnight Ln in Dallas. Our parent company, Carruthers Landscape Management, is a Dallas family business founded in 1978 by Ben Carruthers, and we have lit commercial and large residential properties for over five years.
