Your Wylie season, covered
Every piece of the job is ours to handle, so you can focus on the holidays.
01
Scaled to the site
Century-old storefronts need careful, small-scale detail, while community entrances need scale and consistency. Each design starts with how people actually see the property. Then we plan from that view.
04
Crews with full coverage
We carry liability insurance and workers' compensation. A certificate of insurance can be sent to the board, management company or building owner ahead of installation. Ask for it when you call.
02
Nothing to purchase
Commercial-grade LED lighting is leased for the season. Owners and associations skip buying, storing and replacing strands, and the product is maintained by our crews.
05
Service during the season
If a section fails during the holidays, call the office and we schedule a repair. Service calls and maintenance are part of the program. There is no separate repair invoice.
03
Cut to the building
Old brick facades, window frames, monument caps and clubhouse eaves are each measured, and the lighting is cut so every line ends neatly. No loose ends hang past the edge.
06
Removal and storage
Crews take the display down after the holidays and store it in our warehouse. The same fitted lighting is ready for your property next fall.

Historic downtown on Ballard Avenue
Wylie's historic downtown has been the city's gathering place since 1887, with locally owned restaurants and shops in century-old buildings. Lighting here should respect the architecture.
On Ballard Avenue we outline rooflines and windows, hang wreaths and garland, and wrap street-side trees where the property allows. The Festival of Lights Christmas Parade runs down Ballard in early December, followed by the tree lighting in Olde City Park, so downtown owners want lighting up before then.

Contact us
Call 972-620-9560 or use the quote form. Tell us the property, the address and whether you want lighting up for the parade.
02
Site visit
We measure facades, entrances and trees, check power, and note any details that need careful handling on older buildings.
03
Written proposal
A written proposal and design map show each lit feature. Owners and boards approve the exact scope before install.
04
Installation day
Insured crews install the leased lighting on the agreed date, working around business hours and amenity schedules. Entrances and storefronts stay open throughout.
05
Through the holidays
We handle service calls during the season, then take everything down after the holidays and store it for next year.
Wylie neighborhoods and districts
Wylie began in Collin County and now reaches into Dallas and Rockwall counties, with master-planned communities between Lake Lavon and Lake Ray Hubbard.
Woodbridge
This master-planned community spans Wylie and Sachse around the Woodbridge Golf Club, with pools, trails, parks and maintained greenbelts. Entrances on both sides of the city line can share one design map so the whole community matches. Clubhouse and pool rooflines can follow.
Bozman Farms
A master-planned community with landscaped entrances and shared amenities. Boards often light the main monument and entry trees first, then add the amenity center and medians as the plan grows over a few seasons. One design map keeps every entrance consistent.
SH 78 and FM 544
Retail and office properties along these corridors take a broader approach than downtown, with lit building lines, wrapped trees in parking areas and larger decor at the main entrance to catch the eye of evening drivers. Installs fit around store hours.
Inspiration
A lakefront development of more than 700 acres. Its entrances and amenity buildings sit in open landscape near the water, where clean outlines and a strong focal point at the main gate read clearly from a distance. Entry trees frame the drive.
Dominion of Pleasant Valley
A newer Wylie neighborhood with entrance features that suit a consistent, warm white plan. Monument walls, signs and entry trees can be lit in the first season, with every element drawn on the design map for approval. Kreymer East can follow the same approach.
Master-planned communities
Wylie's master-planned communities are the core of our association work here. Woodbridge, Bozman Farms, Inspiration, Dominion of Pleasant Valley and Kreymer East all have shared entrances and amenities.
Common-area lighting covers entrances, monument signs, medians, clubhouses and amenity centers, and it stops at the private lot line. The board receives a written proposal and design map, the product is leased so nothing is stored, and a certificate of insurance can be sent for the association's files.

What sets a Wylie quote
We measure everything at the site visit, and these factors carry the most weight.
Lines to outline
The total feet of roofline, window frame, wall and eave lit. A downtown storefront and a large amenity center differ a lot.
Number of entrances
Communities with several gates can light them together or phase them in, keeping one consistent design across all of them.
Older building detail
Historic facades with cornices and window trim take careful fitting, which can add time compared with simple modern rooflines.
Decor additions
Commercial trees, wreaths, garland and oversized ornaments are added to the lighting plan for a stronger focal point.
Trees
Each trunk wrap and canopy is measured. Street trees downtown and long rows at community entrances are priced tree by tree.

Wylie holiday lighting FAQ
Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.
Do you put Christmas lights on homes in Wylie?
–
No. In Wylie we light HOA common areas, commercial buildings, car dealerships and municipal sites. Residential Christmas lighting is offered only in Plano, Frisco, Allen and Richardson. Residents of Woodbridge, Bozman Farms or Inspiration can pass our number to the association board.
Can my Ballard Avenue business be lit for the Festival of Lights parade?
–
Yes. The parade runs down Ballard Avenue in early December, followed by the tree lighting in Olde City Park. Owners who approve a design in early fall can be installed well before parade night, with lighting scaled to the historic storefronts.
Will lighting damage an older downtown building?
–
We measure and fit the lighting to each facade, and we look at older details such as cornices and window trim during the site visit. The plan shows exactly where lighting goes, so the owner can approve placement before installation.
Can Woodbridge entrances in Wylie and Sachse match?
–
Yes. Woodbridge spans both cities, and every entrance can be drawn on one design map with the same colors and style. The association chooses which gates to light each season and can add more later. One proposal can cover both sides of the line.
What does the association get for its budget?
–
A site walk, a written proposal with a design map, leased commercial-grade LED lighting cut to its structures, installation, in-season maintenance and service calls, removal after the holidays and storage. A certificate of insurance is available for the board's records.
Do we have to store the lights after the holidays?
–
No. The lighting is leased, so we take it down after the holidays and store it until next season. The association or business has no inventory to keep, test or replace, and the same fitted lighting returns next year. Storage is part of the service.
When should a Wylie board approve its lighting plan?
–
Late summer to early fall. Boards that sign by September or October have time for the site walk, design review and an install date before early December, when the parade and tree lighting bring residents out. Larger plans should start sooner.
Can you light a retail center on SH 78?
–
Yes. Retail and office properties along SH 78 and FM 544 suit lit building lines, wrapped trees in parking areas and a commercial tree or oversized ornaments at the main entrance. Installs are timed around business hours. A certificate of insurance is available.
Who runs Christmas Decor by Carruthers?
–
We are a Christmas Decor franchise based at 11593 Goodnight Ln in Dallas. Our parent company, Carruthers Landscape Management, is a Dallas family business founded in 1978 by Ben Carruthers, and we have lit commercial and large residential properties for over five years.
