Your Mansfield Season, Start to Finish

Six pieces, one crew, and nothing left for you to climb.

01

Custom layout

We sketch the display around your gables, stone accents and front trees, and we fit it to your neighborhood's rules from the first draft.

04

Service visits included

A dark section in mid-December is our problem, not yours. One call to the office puts a crew on the way.

02

Leased commercial LED

Brighter, sturdier product than store-bought strings, supplied by us each year so you never shop for replacements.

05

Takedown in January

Lights come off after the holidays, before most associations want displays gone.

03

Measured, then hung

Runs are cut to the exact length of each eave and peak, which keeps steep two-story corners neat from the street.

06

Storage until next fall

Each display is boxed and labeled at our shop, so next year's install starts from a saved plan.

Built Fast: Mansfield's Newer Housing

Mansfield had about 15,600 residents in 1990 and more than 72,000 by 2020, so the typical house here is a brick or stone two-story from the last three decades. These homes tend to have steep, stacked front gables, tall entry arches and three-car garages, which is where a display earns its keep. Outlining the peaks and the garage edge, then wrapping the entry columns, usually gives the whole front a finished look.

Older housing still exists. Near the historic downtown, around the downtown theater that opened in 1917, smaller homes sit on established streets, and Walnut Creek Valley has traditional brick homes along fairways and streets named for famous golf courses. Those houses often have wider, lower rooflines and bigger trees, so the design shifts toward a long eave run and canopy lighting.

  • Steep stacked gables outlined to the peak

  • Three-car garage edges framed

  • Entry arches and columns wrapped

  • Older downtown homes: porch and eave focus

  • Golf-course homes: fairway side considered

Mansfield Install Steps

01

Reach out early

Call or send your Mansfield address. August through early October offers the most open install dates.

02

Measure and design

We record roofline footage, peak heights, tree sizes and outlet locations, and ask for any HOA guidelines.

03

Install and test

After you approve the design, the crew installs and tests the full display, usually without you needing to be home.

04

Service all season

Timers handle the nightly schedule. If something fails, we send the crew back for a repair.

05

Remove and store

In early January we take the display down and store it under your name for next season.

Where We Light Homes in Mansfield

Mansfield's neighborhoods range from golf communities to brand-new subdivisions on the city's south side. We also light homes in Arlington to the north and in nearby Kennedale.

Walnut Creek Valley

Homes around Walnut Creek Country Club, on streets such as Muirfield, Turnberry and Augusta Court, with some lots on Country Club Drive near an acre. Painted and traditional brick fronts look sharp with warm white eaves and wrapped mature trees.

Lakes of Creekwood

Single-family homes built in the 2000s on lots of roughly a quarter acre. Front gables, garage edges and one or two wrapped trees usually make a full display.

Historic downtown area

Older homes on the streets around Main Street, near the route of the Hometown Holiday Parade. Porches, simple eaves and doorway garland suit their scale better than heavy outlines.

South Pointe

A master-planned community of more than 870 acres in Johnson County, built by Grand Homes and others, with lakes, fountains and trails. New two-story facades and small young trees call for a strong roofline and a few ground pieces.

Mansfield National

A neighborhood that takes its name from the Mansfield National golf course. Homes facing the course can be lit on both the street and the fairway side.

Master-Planned Rules and Young Trees

A large share of new Mansfield homes sit in master-planned communities. South Pointe alone covers more than 870 acres in the Johnson County part of the city near US 287 and SH 360, with two fishing lakes, nine parks and a resort-style amenity center. Communities like this usually have an association with guidelines on display timing, and sometimes on placement. Send us yours and we follow them, or read our rundown of HOA holiday display rules first.

New construction also means young landscaping. A freshly planted tree cannot carry a big wrap the way a mature oak can, so we lean on the roofline, lit shrubs and a few ground-level pieces to give the yard depth. As the trees grow, the design grows with them, and because your plan is saved, adding a wrapped tree next season is simple.

  • Association guidelines checked first

  • Young trees given light, proportional wraps

  • Shrubs and walk lights for depth

  • Amenity-center gate access arranged

  • Design saved and expanded year to year

Mansfield Cost Factors

No two Mansfield quotes match, because no two rooflines do. These are the inputs.

Linear feet lit

The more eave and peak footage you choose, the more product and time the display takes. Front-only designs keep it lean.

Accents

Wreaths, garland, column wraps and pathway lights are added individually, so you can start small and add later.

Peak height

Tall front gables on newer two-stories need longer ladders or lifts and more setup, which adds crew time.

Two views

Lighting both the street side and a golf-course or pond-facing rear roofline adds footage, but some owners want both views lit.

Tree size

Wrapping a mature tree in Walnut Creek Valley takes more lighting than a young tree in a new subdivision.

Mansfield Residential Lighting FAQs

Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.

Do you install Christmas lights on homes in Mansfield?

–

Yes. We install on houses throughout Mansfield's 76063 ZIP code, including neighborhoods in the Tarrant, Johnson and Ellis County parts of the city. Our Mansfield commercial and community lighting covers businesses and HOA entrances too.

Should I lease the lights or buy my own? Is permanent lighting another option?

–

Leasing means there is no product to buy, repair or store, and the lights are ours to maintain. Homeowners who want lighting mounted year-round can compare our Mansfield permanent lighting, which stays on the house between seasons.

How far ahead should I book?

–

Book by late summer or early fall for the widest choice. Installs typically start in early November. In large communities like South Pointe, booking early also leaves time to confirm HOA timing rules before install day.

When will you take everything down?

–

Takedown follows the holidays, normally in the first part of January. If your association sets a removal deadline, tell us at the design visit and we plan around it. You do not need to be home while the crew works.

Do I need to get my Mansfield HOA's approval?

–

It depends on your covenants. Many master-planned neighborhoods set dates or placement rules for holiday displays. Share the rules and we design to them; if your HOA asks for a drawing, we provide the plan.

Can clips damage stone, brick or shingles?

–

We do not nail, screw or staple anything into your roof. Clips attach to gutters or slip under shingle edges, and on stone and brick trim we use fasteners that leave no marks when removed.

Do I have to turn the display on each night?

–

No. A timer runs it from your exterior outlets. We confirm the outlet locations and look for any GFCI that needs resetting during the design visit.

My home is in the Johnson County part of Mansfield. Is that covered?

–

Yes. Mansfield crosses Tarrant, Johnson and Ellis counties, and we serve the whole city. Neighborhoods near US 287 and SH 360, such as South Pointe, are part of the same service.
