Commercial and HOA Christmas Lighting in Mansfield, TX
Mansfield has two holiday settings: big master-planned communities with several entrances, and a historic downtown on Main Street. We design for both, lease the lighting, install it, keep it working and remove it after the holidays.

Everything a Mansfield season needs
One office handles every step, from the first sketch to the last strand in storage.
01
Entrances that match
Large communities often have main gates, secondary entries and an amenity center. We design them together so color, spacing and style match across the whole neighborhood.
04
Coverage on file
Liability insurance and workers' compensation protect your property while crews are on ladders and lifts. Certificates of insurance are available for boards, managers and owners.
02
Leased LED product
Commercial-grade LED lighting is supplied as a seasonal lease. The association or business never buys inventory that needs repair, sorting or a dedicated storage room each spring.
05
Help in December
Maintenance and service calls through the season are part of the program. Call the office during business hours and a crew comes back to fix the problem.
03
Fitted, not draped
Runs are cut to each monument cap, gable and fascia. Clean ends and straight lines matter on stone entrances and on the old brick buildings downtown.
06
Removal and storage
After the holidays, the display comes down and goes back to our storage. Nothing stays on your property, and nothing sits in your maintenance budget for spring.

Downtown Mansfield storefronts
Historic Downtown Mansfield is walked, not driven past. People see the details: how a wreath sits on a door, whether garland follows a window frame, whether a roofline is level.
For Main Street buildings we lean on warm white outlines, wreaths, garland and swags, with a commercial tree where a sidewalk or courtyard has room. Shops and restaurants stay open during installs, because crews work around business hours and finish entrances first.

02
Measure on site
We walk every entrance, building and tree, record footage and heights, and look closely at power and access.
03

A written proposal shows the scope. HOA boards can review it at a meeting and ask for changes before approval.
04

Crews fit the leased lighting and test it, keeping community gates and store entrances open throughout the work.
05
Maintain and remove
We handle service calls through the season, then remove the display after the holidays and take it back for storage.
Mansfield areas we light
Mansfield spans Tarrant, Johnson and Ellis counties along U.S. 287. Newer master-planned neighborhoods surround an older downtown that the city has been reviving.
Historic Downtown
Main Street's older buildings suit restrained detail rather than bright color. Rooflines, windows, wreaths and garland look right at walking pace, and a single lit tree can become a gathering spot for an entire block through December evenings, drawing visitors back after dinner.
Broad Street
Shopping and dining along Broad Street mix national retailers with local businesses. Coordinated lighting across a whole center gives shoppers a clear destination, and wreaths at storefront level add warmth where people actually walk between stores, restaurants and parking areas.
City sites
Municipal buildings, plazas and parks can be lit for the whole season or for one event night. We plan installs and removal with city staff so public programming, parking and access are not interrupted while crews work on site during the day.
U.S. 287 corridor
Retail centers and restaurants along the highway are seen from fast traffic. Strong outlines on tower elements, lit monument signs and wrapped parking-lot trees carry farther than small accents, and they help a center stand out clearly at night from its neighbors.
Master-planned communities
Communities such as Somerset, Lakes of Creekwood and Mansfield National have several entrances and amenity areas. Lighting them as one design helps the whole neighborhood read as a single place to residents driving home after dark. Private lots are not included.
Large communities, many entrances
A Mansfield community might have a main gate, two side entries, a clubhouse, a pool pavilion and a pond fountain. Lit one at a time by different vendors, they rarely match.
We start with the main entrance and build a design that every other feature follows. Boards can phase the work across seasons, adding a secondary gate or the amenity center later without starting over. Common areas only; private lots are not part of the scope.
Main and secondary entry monuments
Clubhouse and pool pavilion rooflines
Pond fountains and bridges
Boulevard trees and medians
Phased plans across several seasons

What drives Mansfield pricing
Quotes are built from measurements, not a flat rate.
Total footage
Rooflines, walls and fences are measured end to end. More linear feet means more product and more fitting time on install day.
Building height
Two-story downtown facades and tall retail towers may need lifts. Access, traffic and parking during install also affect labor.
Number of entrances
Each gate or entry adds its own monument, trees and medians. Communities with several entrances often phase them across seasons.
Décor package
Wreaths, garland, swags and commercial trees are added on top of lighting. Downtown shops often get more from décor than from footage.
Tree work
Trunk wraps, canopy lighting and tall specimen trees are priced individually because size and branching change the time involved.

Mansfield holiday lighting FAQ
Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.
Do you install Christmas lights on homes in Mansfield?
–
No. In Mansfield we serve HOA and master-planned community common areas, commercial properties, dealerships and city sites. Residential Christmas lighting is available only in Plano, Frisco, Allen and Richardson. Mansfield HOA boards and managers are welcome to request a proposal for entrances and amenities.
Can every entrance in our community match?
–
Yes. We design all entrances, medians and amenity buildings together, using one color and one style. That keeps a large community consistent even when its monuments are different sizes or were built years apart in different phases of development. The proposal shows how it all fits.
Do you light buildings in Historic Downtown Mansfield?
–
Yes. Downtown properties usually get warm white rooflines, window and door garland and wreaths, with a commercial tree where space allows. Installs are scheduled around business hours so shops and restaurants on Main Street stay open while our crews work.
How far ahead should a Mansfield HOA plan?
–
Late summer is ideal. Boards often need a meeting to approve the proposal, and the install calendar fills through the fall. Early approval gives the community the widest choice of install dates and a lit entrance before Thanksgiving week, when residents start to notice.
Is the lighting leased or purchased?
–
Leased. The commercial-grade LED product stays ours, and the season covers design, installation, in-season maintenance, removal and storage. Your property never takes on inventory, never needs a storage room and never pays a separate crew to repair old strands or buy replacements.
Do you provide a certificate of insurance?
–
Yes. We carry liability insurance and workers' compensation, and we issue certificates of insurance to associations, management companies and property owners on request. Most Mansfield boards ask for one before they vote on a proposal, and we send it quickly by email.
Can you light a dealership along U.S. 287?
–
Yes. Dealership designs focus on what drivers see first: showroom rooflines, the front line of the lot and the customer entrance. Oversized ornaments and a tall commercial tree add a focal point. Crews work around sales and service hours, so the lot stays open.
What does the season cost?
–
It depends on linear footage, the number of entrances, trees, building height and any décor added. We do not use flat rates. The site walk gives us accurate measurements, and the written proposal shows exactly what is included before you commit.
Who owns Christmas Decor by Carruthers Decorative Lighting?
–
We are part of Carruthers Landscape Management, a Dallas family business Ben Carruthers founded in 1978, operating as a Christmas Decor franchise. We have provided commercial and large residential lighting for over 5 years from our office on Goodnight Lane.
