Estates, Canals and Older East Irving
Irving's housing splits roughly by era. Eastern Irving holds the city's oldest neighborhoods, built as the population grew to about 45,000 by the early 1960s. Las Colinas began in 1972 when Ben Carpenter started developing his family's ranch, and today gated neighborhoods surround its championship golf courses. Valley Ranch, built mainly from the 1980s into the 2010s and once home to the Dallas Cowboys' practice facility, is a master-planned community laced with more than five miles of landscaped canal walkways and ponds.
Each area calls for a different design. Las Colinas estates in Hackberry Creek and Cottonwood Valley are often seen from the fairway as much as from the street, so we look at the rear elevation, patios and big trees. In Valley Ranch, homes along the canals reflect in the water, which makes warm white on the roofline and wrapped trees by the walkway especially effective. In east Irving, the established one-story homes look right with a crisp eave, glowing beds and a single tree wrapped by the walk.

Start with a call
Call or send your address. Requests made in early fall get the most choice of install dates.

Design visit
A designer measures your roofline, trees and any canal- or course-facing elevation, checks outlets and notes HOA rules and gate details.

Written design
Your plan and quote follow, and once approved, your date is set.

Install and test
Crews clip the display in place, set the timer and test it, with any gate access arranged in advance.

Season and takedown
Repairs are handled during the season, and the display comes down after the holidays for storage.
Irving Neighborhoods We Light
Our crews work across Irving, north and south of SH 183. Homes over the line in Coppell neighborhoods and Grand Prairie homes are on the same routes.
Valley Ranch
Built mostly from the 1980s on in 75063, with more than five miles of landscaped canal walkways and ponds and a three-board association. Homes along the canals have two audiences, the street and the water, so we light both when you would like.
Cottonwood Valley
Las Colinas homes in 75038 near the Four Seasons resort and its TPC course. Fairway-facing lots and big front elevations suit a combination of roofline, tree and entry lighting.
East and central Irving
Irving's oldest neighborhoods sit east of Las Colinas and around the Heritage District in 75060, 75061 and 75062, with established lots and mature trees. A single eave line, wrapped yard trees and a lit doorway make these homes look finished.
Hackberry Creek
A Las Colinas community around the private Hackberry Creek Country Club, with gated sections and large custom homes. Tall rooflines, motor courts and mature trees usually need a full-property plan, and we set up gate access before install day.
Fox Glen and University Hills
Two more Las Colinas residential neighborhoods, each with its own association. Expect written guidelines on displays, and a design that balances the roofline with front trees and the entry.
Associations, Gates and Golf-Course Lots
Much of Irving's newer housing is governed by associations. The Valley Ranch Association has master, residential and commercial boards, and Las Colinas neighborhoods such as Hackberry Creek, Cottonwood Valley and Fox Glen have their own HOAs and, in several cases, gates. Rules on display dates, colors or placement differ from one association to the next, and the design follows whichever set applies to you. Boards that want entrances and medians lit can look at our association entrance and median lighting.
Golf-course and canal lots raise another consideration: the back of the house is on display. Hackberry Creek surrounds its private country club, and Cottonwood Valley sits beside the TPC Four Seasons resort courses, so the rear roofline and patio trees are part of the conversation at your design visit. Lighting that stays on after the season is available through Irving landscape lighting.
