Ways to Light an Irving Property

Pick one effect or combine several; NTD (Nite Time Decor) is the name our landscape lighting work goes by.

01

Uplit canopies

A pair of well-placed uplights can turn a mature shade tree into a soft column of light. We aim to show bark texture and branch shape without glare toward the street.

04

Signs, drives and storefronts

For Irving businesses we light monument signs, entry drives, planted islands and building faces, set on photocell and timer schedules that match opening hours and evening traffic.

02

Ponds and water features

Submersible fixtures and nearby uplights bring fountains, ponds and pool edges to life at night, with sealed connections chosen for wet locations and cable hidden under nearby beds.

05

HOA entrances and monuments

Neighborhood entry walls, stone monuments and median plantings need even, reliable light. We design for the board's look, keep fixtures low and sturdy and set them on a reliable dusk schedule.

03

Front elevation lighting

Wide, warm wash light across the front of the house gives it presence from the street, while narrow beams pick out columns, stone and the entry door.

06

Ongoing upkeep

A short service visit keeps the system looking the way it did on day one: fixtures straightened, lenses cleaned, wiring checked and schedules reset for the season.

How Low-Voltage LED Works in Irving

A low-voltage system plugs into a transformer that steps household power down to about 12 volts. Cable runs from the transformer to each fixture through shallow trenches or under mulch.

At that voltage the wiring is far safer around kids, pets, sprinklers and garden tools than line-voltage lighting. LED lamps draw a fraction of the power older halogen bulbs used and last much longer, so an Irving system can run every night without a big jump in the electric bill.

  • Transformer steps power down to about 12 volts

  • Shallow cable runs, no heavy conduit in beds

  • LED lamps use far less power than halogen

  • Safer around pets, kids and irrigation

Our Five-Step Process

01

Tell us the goal

Curb appeal, safety, ausable patio or all three. Your priorities decide where light goes first and what can wait.

02

Site visit

We measure distances, photograph key trees and walls and check outlet locations so the plan reflects the real Irving lot.

03

Plan the layout

You get a plan showing fixture types and locations, cable routes and transformer placement, with each cost factor explained.

04

Installation day

Fixtures go in, cable is buried shallow and connections are sealed. Many home installs wrap up in a day or two.

05

Aim after dark

We return at night to fine-tune aim and brightness, set the timer or app schedule and walk you through it.

From Las Colinas to Valley Ranch

Irving covers a lot of ground: corporate towers and canals in Las Colinas, established neighborhoods in the south and center, and master-planned streets in Valley Ranch. Commercial and residential properties each need a different approach, and we plan both from a site visit rather than a template.

Las Colinas

Office campuses and mid-rise buildings around Lake Carolyn and the Mandalay Canal are judged by how they look after dark. We light entry drives, planted medians, monument signs and building bases with fixtures sturdy enough for commercial grounds. Long medians and canal edges also benefit from consistent spacing, so the whole frontage reads as one design.

Urban Center and Toyota Music Factory

Restaurants, apartments and retail near the Toyota Music Factory and the Irving Convention Center need light that works with heavy evening foot traffic. Path lights, uplit trees and lit signage guide people where to go. Shielded fixtures keep light on the ground and plantings rather than in diners' eyes on nearby patios.

Valley Ranch

Valley Ranch homes sit along canals, greenbelts and tree-lined streets. Uplit trees, lit front walks and a few accent lights on stone or brick give a home a calm, finished look that fits the neighborhood. Fixtures sit inside existing beds, which keeps them out of mower paths and HOA common areas.

Established central neighborhoods

Central and south Irving neighborhoods have large mature trees and older brick homes. Moonlighting, warm facade wash and path light make the most of what is already there. Halogen fixtures left by earlier owners can be converted to LED during the same visit, cutting power use and bulb changes.

Landscape Lighting for Irving Businesses

Commercial properties need light that works every night without anyone thinking about it. We light monument signs, drive entries, parking islands, building faces and walkways for offices, retail centers, churches and medical buildings.

Our parent company, Carruthers Landscape Management, has worked on commercial grounds across Dallas-Fort Worth since 1978, so we plan fixtures around irrigation, mowing and planting cycles. Liability insurance and workers' compensation are in place, and we provide certificates of insurance on request.

Cost Factors to Know

Here is what changes the number from one property to the next.

Scope of the design

Lighting one tree and a walk is a small job; lighting the whole front, both side yards and the patio is a large one. Scope drives cost more than anything else.

Property type

An HOA entrance, retail center or office campus has different demands than a home, from fixture durability and cable length to scheduling the crew around traffic and tenants.

Brass vs aluminum

Material changes both price and lifespan. We show you both options for the fixtures that take the most abuse, like path lights near the lawn edge.

System size and distance

More fixtures need more transformer capacity, and features far from the outlet need longer, heavier cable to keep brightness even from the first fixture on the run to the last one.

Smart control options

App control and multiple zones cost more than a basic timer. They are worth it when you want trees off at midnight but path lights on until dawn.

Irving Landscape Lighting FAQ

Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.

How is a landscape lighting project priced?

–

We price from the property, not a package. Fixture count drives most of the cost, followed by materials, transformer size, cable distance and installation conditions like rock or hardscape. After a site visit you get a written proposal with those factors laid out, and you can scale the first phase to fit your plans.

Do you light corporate campuses in Las Colinas?

–

Yes. We light office and commercial grounds in Las Colinas and across Irving, including entry drives, monument signs, medians, walkways and building faces. Our crews are insured for commercial work, we provide certificates of insurance, and we schedule installation around tenants and business hours.

Is it safe to have wiring buried in my yard?

–

Low-voltage cable carries about 12 volts, much less than a household outlet, so an accidental nick from a shovel or edger is not the hazard line voltage would be. We route cable away from areas you dig often and seal every connection against moisture.

How soon can lights be on after I say yes?

–

After the design is approved, scheduling depends on the season and the size of the job. The installation itself usually takes a day or two for a home, plus a short evening visit to adjust aim and set the timer or app schedule.

How much will it add to my electric bill?

–

Usually very little. LED landscape fixtures draw only a few watts each, so even a system with dozens of fixtures running every night uses less power than many household appliances. A timer that turns trees off late at night lowers it further.

Can you light a water feature or canal edge?

–

Yes. Fountains, ponds and canal-side plantings are some of the most striking things to light. We use sealed submersible or wet-location fixtures, keep cable out of sight and aim the light to catch movement on the water without glare toward walkways or windows. Fixtures sit inside beds and stay protected.

What color of light looks right on a house?

–

Warm white, around 2700K, suits most homes. It flatters brick, stone, stucco and foliage and feels like a porch light. Cooler whites can make a house look stark, so we use them only where they help, such as on silver-green plants or water features.

Are you insured?

–

Yes. We carry liability insurance and workers' compensation and can send certificates of insurance to homeowners, property managers and HOA boards. Our parent company, Carruthers Landscape Management, is a Dallas family business founded in 1978 that has managed commercial landscapes across Dallas-Fort Worth ever since.

My old landscape lights stopped working. Can you help?

–

Usually. Common causes are corroded connections, cut cable, a failed transformer or burned-out halogen bulbs. We trace the problem, repair what is worth keeping and recommend LED upgrades where they make sense, before quoting any new work. Systems installed by other companies are welcome.
