How We Build a Proposal
We price every system from the property itself, and these are the factors that move it.
Scope of the design
Lighting one tree and a walk is a small job; lighting the whole front, both side yards and the patio is a large one. Scope drives cost more than anything else.
Controls and zones
A single photocell and timer is the simplest setup. Several zones with app scheduling add hardware but let you run different areas on different schedules.
Commercial scope
Commercial sites often need sturdier fixtures, longer runs and work scheduled around business hours or tenants, all of which we plan into the proposal from the first site visit.
Fixture material
Brass and copper fixtures cost more up front than aluminum but hold up better to sprinklers, mowers and Texas weather over many seasons of nightly use.

Why can't you quote landscape lighting over the phone?

Because the property sets the price. Tree size, lot depth, hardscape, outlet locations and how much you want lit all change the fixture count and labor. A short site visit lets us give you an accurate written proposal, with options to start smaller and add more later.
Do you light commercial properties near Grandscape?

Yes. We light retail, restaurant and office properties throughout The Colony, including the Grandscape and SH 121 area. Typical work covers signs, entry drives, planted islands, walkways and building faces, with insured crews and certificates of insurance available. Schedules can follow store and restaurant hours.
Is low-voltage lighting safe around kids, pets and sprinklers?

Yes. The transformer reduces household power to about 12 volts before it reaches the yard, which is far safer than line-voltage wiring around children, pets, irrigation and garden tools. Connections are sealed for wet ground, and cable sits shallow under mulch or soil where it is out of the way.
Do you have to dig trenches across the yard?

Not in the way most people picture. Cable runs in a narrow slit a few inches deep or under existing mulch. Where we need to cross a driveway or walk, we plan the route during the site visit and explain it in the proposal before any work starts.
Do fixtures hold up to Texas heat, hail and storms?

Quality fixtures do. We use sealed connectors rated for wet ground, set fixtures on sturdy stakes and mounts and leave cable slack so shifting clay soil does not pull wires apart. After a big storm, a quick service visit can straighten or re-aim anything that moved.
Can you light a back yard that faces Lewisville Lake?

Yes. We light patios, decks and paths toward the water and uplight shoreline trees for depth, with sealed, wet-rated connections. Fixtures are aimed back toward the house, so the lake view stays dark and neighbors are not bothered by glare. Warm color temperatures keep the shoreline feeling natural.
Do you light commercial properties in The Colony?
