Prosper's residential growth has come largely through master-planned communities, and each one has an association responsible for entrances, amenity centers and long stretches of landscaped frontage. How Prosper Communities Are Laid Out and What Boards Light First

Most Prosper communities are built around a parkway entrance and a central amenity site. The entry sequence is usually a monument sign set in stone walls, a landscaped median and a line of trees leading in from the arterial road. A display starts there: the sign and walls are outlined, columns are trimmed and the entry trees are trunk-wrapped. Each cap, wall and roofline is measured on the site walk so the lighting can be cut to fit.

Windsong Ranch shows why a design map organized by location matters. The community has several separate amenity sites. The Commons overlooks a two-acre lake and holds the cafe, fitness center and pools. The Lagoon is a five-acre swimming lagoon with three sand beaches. The Bridge is an event space with a catering kitchen and amphitheater-style seating. A board in a community like this is choosing between buildings as well as between entrances, and a proposal written by location lets it compare them.

Star Trail is organized around an internal ring road. Its land planner describes a heavily landscaped ring road and a main entry with views across retention ponds. The primary amenity center sits on five acres with a clubhouse, three pools and two party pavilions, and a second resident amenity center has its own pools and a putting green. A ring road gives a board a natural route for wrapped trees between the entry and the clubhouse.

Smaller and older associations have a simpler scope. Whitley Place has an amenity center and pool on Gentry Drive. Gentle Creek surrounds Gentle Creek Country Club, an 18-hole course on East Prosper Trail. The club is run by a golf operator, so an HOA proposal covers the association's own entrances and common areas, not the clubhouse. For communities like these, one main entrance and one amenity building often make up the whole display.

Timing in Prosper follows the Town's calendar. The Town holds its Christmas Festival at Town Hall in early December, with a community tree lighting and a Rotary parade along Broadway Street. Working back from that evening, a board needs a site walk, a written proposal and at least one meeting for a vote, so the request should go out in late summer or early fall.

The paperwork and the service calls are handled for the manager. We send a certificate of insurance to the management company on request and schedule installation with the manager. In-season maintenance is included and is usually completed within 24 to 48 hours of a call. Removal begins in early January, and the lighting is stored in a climate-controlled facility.

Prosper HOA Holiday Lighting FAQs

Our Prosper community has several amenity centers. Do we have to light all of them?

No. The proposal shows each entrance and building as its own location on the design map, so the board can choose. In a community with more than one amenity site, a board can start with the main entrance and the building that hosts holiday events, then add other locations in later seasons.

 

Can residents of our Prosper community hire you for their own homes?

No. In Prosper we work only on association common areas, commercial properties, car dealerships and municipal sites. Individual homes are served only in Plano, Frisco, Allen and Richardson. When should a Prosper HOA board request a holiday lighting proposal?

Late summer or early fall. The Town's Christmas Festival and tree lighting take place at Town Hall in early December, and a board that wants entrances lit by then needs time for a site walk, a written proposal, a meeting to vote and an installation date agreed with the manager.

 

Our median trees run along a public road. Can they be part of the display?

Possibly. Ask your manager to confirm whether the median belongs to the association or is public right-of-way, and who maintains it. If the association maintains it and power is available, the median trees can be shown on the design map as a separate location for the board to approve or defer.
