Built for Young Communities
New developments have bare spots that mature neighborhoods do not, so our scope fills them.
01
Monument entrance outlines
Stone walls and community signs are the first thing residents and home buyers see. We outline the structure and light the lettering zone without washing out the name.
04
Medians and entry boulevards
Long entry drives can carry lit trees, wrapped columns or garland on fencing that guides residents home from the highway each evening in December. It marks the way in.
02
Placed trees and décor
Where planted trees are still small, commercial Christmas trees, oversized ornaments and lit wreaths give an entrance height and presence from the very first season.
05
Storefronts and small offices
Shops, restaurants and offices near US 75 and State Highway 5 get rooflines, entry décor and window wreaths sized to the building and its street.
03
Amenity center rooflines
Clubhouse rooflines, pool buildings and pavilions become the holiday gathering point for residents. We light them so evening events and open houses feel festive. Wreaths on doors finish them.
06
Service through the season
Maintenance and service calls are included while the display is up. After the holidays we remove everything, pack it and store it until next fall.

When Trees Are Still Small
Many Anna entrances were landscaped only a few seasons ago. Young trees cannot carry heavy canopy wraps, and a design that depends on them looks thin.
We shift the weight to structure and placed décor. Monument walls, columns and fencing take crisp LED outlines. Commercial Christmas trees and oversized ornaments add height. As the landscape matures in future seasons, we move more of the display onto the living trees, so the design grows with the community.

Our Process for Anna Boards and Builders
01
Site walk
We visit the entrance or property, measure walls, signs and buildings, and confirm where power and timers can go.
02
Proposal and design map
The board, developer or manager receives a written proposal with a map of every lit element to review.
03
Approval and scheduling
Once approved, we set an install date and send a certificate of insurance to the management company if needed.
04
Installation and testing
Crews install the leased lighting and décor, then test each circuit and confirm the on and off times before leaving.
05
Service, removal, storage
We answer service calls during the season, take everything down after the holidays and store it for next year.
Anna Communities and Corridors
Most holiday lighting in Anna happens in a few large planned communities and along the city's two main highways.
Anna Town Square
A large master-planned community with a city park and a mixed-use area planned around it. Entrances, park edges and shared amenity buildings give a board several places to light, and one design map keeps all of them consistent from season to season.
US 75 frontage
Businesses along the highway are seen at speed by commuters heading north toward Sherman and south toward McKinney and Dallas. Bold, simple outlines and large décor pieces read well from the freeway where fine detail would be lost. Large commercial trees help too.
City buildings and plazas
Municipal buildings, plazas and civic spaces can be lit through our municipal lighting service. The same model applies: a custom design, leased product, installation, in-season service, removal and storage handled by our crews. City staff deal with one contact for the whole season.
The Villages of Hurricane Creek
Planned near US 75 and FM 455 with pools, ponds and community gathering spaces. Amenity rooflines and the trees along the water make strong focal points, and the design can expand as new phases of the community open. Entrances come first.
Downtown along State Highway 5
Anna's older center has smaller buildings set close to the street. Warm-white rooflines, wreaths on doors and garland on porch rails suit that scale, and they look good to people walking between shops in the evening. Window wreaths complete the look.
One Contract as the Community Grows
Developers and HOA boards in Anna often add entrances and amenities year after year. A leased program makes that simple. We add new entrances to the existing design and keep the look consistent across every phase.
Because we store the product between seasons, nothing sits in a maintenance shed or a garage. The management company gets one contact, one proposal and one certificate of insurance for every lit area in the community.
New phases added to the same design
One proposal for every common area

What Drives an Anna Quote
Common-area pricing depends on scope, so we measure before we quote.
Number of entrances
Each monument entrance is designed and installed separately. Communities with secondary entrances or multiple phases need more product and more crew time on install day.
Power at the site
New entrances sometimes lack convenient outlets. The location of available power and timers affects how the runs are laid out and how long the install takes.
Placed décor
Commercial Christmas trees, oversized ornaments and wreaths are priced by size. Young communities often rely on them more than mature neighborhoods do, because trees are small.
Agreement length
Boards that plan several seasons ahead can keep the same design year after year, which simplifies scheduling, approvals and budgeting for the association. It also keeps entrances consistent.
Amenity buildings
Clubhouse and pool building rooflines are measured by the linear foot, and taller buildings may need a lift to install safely, which adds equipment and time.

Anna Christmas Lighting Questions
Have a question we didn’t cover? Call 972-620-9560 or request a free quote online.
Do you light individual homes in Anna?
–
No. In Anna we light HOA and master-planned community common areas, businesses and city sites. Our residential Christmas lighting is limited to Plano, Frisco, Allen and Richardson. Homeowners in Anna can ask their HOA board about lighting the community entrance.
Can you work with our developer before the HOA takes over?
–
Yes. We can work with a developer, a builder's community team or a property management company. The proposal and certificate of insurance go to whoever manages the common areas that season, and the design carries over when the board takes control.
Our entrance trees are small. Will the display look thin?
–
Not if the design accounts for it. We lean on monument walls, columns, fencing and placed décor such as commercial Christmas trees and oversized ornaments, then shift more lighting onto the living trees as they grow in later seasons. The entrance looks full now.
Who owns the lighting?
–
We do. The commercial-grade LED lighting is leased to the community for the season. We install it, maintain it, remove it after the holidays and store it, so the HOA never buys product or needs a place to keep it.
Can you provide a certificate of insurance?
–
Yes. We carry liability insurance and workers' compensation and can send a certificate of insurance naming the association and its management company before installation. Tell us who needs to be listed and where to send it. We can send it to the developer too.
When should our board approve a design?
–
Late summer or early fall. Anna holds its tree lighting and Christmas parade in early December, and boards that approve early have more installation dates to choose from and less pressure as November fills up. Fall approval also fits most HOA budget cycles.
Can you light our clubhouse and pool area too?
–
Yes. Amenity buildings, pavilions and pool houses are common additions. They can be included in the same proposal as the entrances, so the whole community shares one look and the board approves a single scope. Each area appears on the design map.
What if lights fail during the season?
–
Call our office during business hours, Monday through Friday from 8am to 5pm. In-season maintenance and service calls are part of the agreement, and a crew comes out to repair the problem. Note which entrance or building is affected so the crew brings the right product.
Do you light businesses along US 75?
–
Yes. Shops, restaurants, offices and dealerships along US 75 and State Highway 5 can get rooflines, wrapped trees, wreaths and entry décor under the same leased model, with installs scheduled around business hours. Freeway-facing sites get bolder outlines and larger décor pieces.
